Thanks everybody! I've been looking it up online as well and I think it is some kind of a fungus. Some reccomend to prune all the leaves before treating the entire bush and that's one pretty big bush too. And I have to wait until this rain lets up to treat it. I don't want to pull it out, not that I even could, but I'd like to see it get better. I love tea roses, just don't know anything keeping them but I'm willing to learn. I have inherited a big rose bush with my new house and since I'm quite ignorant of all things flowers I'm pretty much at a loss here. It is sad. Holly Hill and Daytona parts of Ridgewood are getting worse. Port Orange side is still quieter but the entire stretch of US1 looks rundown and neglected. Well at least they fixed the road couple years back. Nova rd from South Daytona to Ormond is headed in the same direction too.

Little tip: the closer you stay to International (even on the beach side) the more expensive and congested it is, especially during Spring Break, Summer and races. Daytona Shores, if you keep driving South on A1A is much more reasonable. There is also a Publix, CVS, Dollar General only 5 minutes further. If you're on a budget and want to stay at Days Inn or such make sure it's not on Ridgewood (US1) or you'll find yourself in a sleazier part of Daytona Beach.
