Um, that is a starting pay, if they want a raise then they earn it... Seems quite logical, why should the raise be given to them "just because".... I started out at minimum wage and decided quickly I wanted more than that and I got it, wasn't with the first company but I moved myself up until I made what I felt I could live on comfortably. In my opinion to think it should be "given" is narrow minded and self serving.

If there was no move in condition report the owner has no rights to the deposit unless she doesn't pay rent, which is probably why she is suggesting that she use it as rent.

Unfortunately cash for keys would only work on a foreclosure, if the owner is pursuing a short sale then that wouldn't be an option.
