  2. Sounds amazingly similar to the house we are building... We have looked and looked but there are almost no ranches out there on a full basement, which is why we resigned ourself to building... We just are holding our breath on the appraisal because, like you said they are not cheap plans to build.

  4. That is pretty close... Also, another option that was suggested to us is to stage the work. For example, if you want a five bedroom home on a finished basement consider compromises. Such as, build the five bedroom plan but only finish the two or three bedrooms you need immediately and leave the basement unfinished. Then have an agreement with the builder on finishing those items after you close and obtain a second mortgage. This will keep your initial building budget down.   5. I called around to a lot of banks and the only one I found that budged off the 25 percent was the one I went with.. The do offer loans at 90 percent of the construction costs or 80 percent of the appraisal, whichever is lower. But honestly they seem to be so conservative on the appraisal it ends up being the 20 percent. The only option around that is to find a builder who would finance it for you and then you get a regular mortgage in the end.   6. We are in the process of doing this now... Any good builder can tell you if a lot can accommodate a basement. The plat will tell you what the setback lines are and the builder can tell you approximately what size footprint you can build. You can also make your offer on the lot contingent upon it being a lot that will pass all requirements the builder sets.Our biggest pain was the construction loan approval.   11. Until you are in the situation you can't say what you would or wouldn't do... It's easy to talk big and I am sure you believe what you are saying but you never know what you would do until you were in that situation.... I for one could not imagine turning my back on my kid, not saying it couldn't happen, but I would also never dare to say I would either.... I know multiple people who were foolish with their finances and got in over their head, then modified to a rate half of what I pay and got a chunk knocked off the principal as well. Those who never missed a payment and had great credit were denied for the same rate. Great credit USED to be an asset and got you more favorable rates than anyone... Not so much anymore.
  15. It IS their own business if the people are making an eyesore in the community because it affects their home value and the home value of everyone around them. Just because they are not in the subdivision does not mean the eyesore or potential eyesore won't affect them. If they want to make a collection and let it rot in their back yard, then they can invest in a privacy fence so that other people don't need to make it their business.
