One thing you need to be sure of is that they know which ways doors should hang, which way door knobs go, electrical code, etc. Don't let them baffle you with their BS. Some of them can sound VERY convincing. Get three estimates for any work you have done. More if you're not happy with the people you had give estimates or the estimates themselves. Don't believe that everything has to done right this minute. Unless it's sparking or gushing water, most things will wait until you get an estimate. Ask for an insurance binder. Another suggestion is to get enough of each prescription filled to last until when you think you'll have the money to get more of the prescription. Also, ask the doctor for samples. And ask for generics. DEFINITELY ask for samples, though. Often, doctors have plenty of samples to give out. Also ask the doctor if he/she knows of any program to help pay for them. Most drug companies have programs. If I'm not mistaken, your doctor needs to contact the drug company and complete some paperwork for you to get on the program. To be completely fair and unbaised, "crazy old nutcase" could apply a LOT of members on here, myself included at times. And even to some young nutcases, none of whom I will mention by name (but we have a pretty good idea of who they are).

I was just wondering if it was ever finished. We were up there about a month ago and it looked like it had not made any significant progress since the last time I saw it at the end of March. We have a road like that around here. Took almost 4 years to build 4 miles of road.

Wipe down what you can with a disinfecting wipe that contains bleach. I used those purple ones. Can't remember the name of them but I think they are Lysol wipes. I remember they ARE for mold and mildew and they are a light purple and textured. There is some spray available, and the name of it escapes me, that you can spray on things and it will eliminate mold and mildew. I found it at Kroger with the cleaning stuff, around the Tilex. Just something I've never cared for that much. I'm the only person I know who goes to a catfish restaurant and orders shrimp or scallops. Or a hamburger. We did have pompano over the winter and it was very good. Not something I would want often but it was good. I prefer seafood, particularly shellfish. And cooked.

We've been boat shopping for about two months now. Probably will get one after Labor Day. Hubby wants a deck boat. I don't fish, have no desire to fish, don't eat like to eat fish. But I do like to see pretty scenery. I've been taking pictures like crazy when we go out to "fish" on the bay. Hubby's good at cleaning fish. I wish I had taken pictures of him cleaning that big redfish in the bathtub. It was too big to fit in the kitchen sink and we had nowhere else for him to clean it (we were in a condo).

Would love to help you out but we're using that stuff to bait the crab trap. And we're catching what is in the bay right now--bait fish, crab, trout and redfish. We haven't got a way to go out in the Gulf just yet.

If you ever make sense of that try making sense of my daughter's 1300 sq ft house and my 1800 sq ft house having almost identical replacement costs. Our insurance company has them covered for about $3000 difference in replacement cost. They are four miles apart.

We had two houses that were completely paid for. Insurance company would not let us insure either for less than about 80% replacement cost. And the premium difference was minimal. We ended up covering both for full replacement cost because it cost so little more to do. As to the OPs question, since the house has a mortgage, likely no insurance company will let you insure for less than 100% of estimated replacement cost. I do remember the agent asking if either of our houses had a mortgage. I just wish that we could get what the insurance company says it would cost to replace it

Much of the time the closing costs are rolled into the loan. Or paid by the seller. When we purchased our first house we paid about $1100 in closing costs out of pocket. When we purchased the land in Douglas County, since it was a cash sale, we had minimal closing costs. I think around $600. Same with the house in Austell, which was also a cash sale. Cash sales always have lower closing costs. Even though we didn't pay them ourselves, the closing costs for this house were very reasonable, around $1300 if I remember correctly. Original, 17 year old roof and AC are getting close to needing to be replaced for sure. Roof might go another 8-10 if there are no storms but 25 years would be about max on it. We had our original HVAC unit for over 26 years but that is a rarity. They might not want to basically do another 20 grand reduction. I couldn't blame them either. We had an offer on ours that was about $5,000 less than asking price. After the inspection they wanted to drop it another $10,000. We said no. Looking back, we wish we had taken it. Or at least counteroffered with a split of the difference.

When the "government" forecloses on a home, often they don't even keep the grass cut. It would be too much to expect them to do the major legwork when it comes to selling one. And NO, HUD employees should not be realtors. IMO, HUD should get out of the real estate market totally. What strikes me as strange is the VA refuses to do repairs to a home they own if you are the buyer, yet they expect YOU as a seller to do repairs if they are granting the loan for a buyer. Seems like a double standard to me. Makes me wonder what would happen if a vet tried to buy a VA-owned home that needed

It took us seven houses that we made offers on to get one. I lost track of the number of houses we looked at, upwards of 100 I'm sure. We made as many as six trips a year for three years. We spent one solid month down here back in the winter, plus three weeks out of five weeks in January and February 2012. So, DGITW, I feel for you. A home inspection isn't a requirement for a loan by most lenders. An appraisal is. A home inspection isn't a requirement for a cash deal and neither is an appraisal. It is an EXCELLENT idea to get an inspection. In fact, most real estate agents will suggest you get one. While it isn't easy to pull off and like the disclaimer on some TV ads say "don't try this at home", we purchased a house in March and our closing costs were ZERO. Our agent said that was the first time EVER in her 20+ years of selling real estate that she saw someone pay absolutely nothing in closing costs. We asked the seller to pay them all and they agreed. We did agree to a slightly higher sales price so in essence we DID pay the closing costs but it came out the price not our wallet in addition to the sales price. Smoke and mirrors actually. Who PAYS closing costs is negotiable.

I don't remember the first one I met but I do remember the first one I knew of. She's now known as New Attitude. She told me about Pcom. I also knew TBAR before Pcom and had seen Pubby around Dallas before I was on Pcom as he and I both used to frequent Main Street Sandwich Shoppe. I also knew "of" LPPT and had met her once very briefly (she doesn't even remember that I'm sure). I guess the first Pcommer I met who I did not already know was Riley's Auto Detailing (Marc).
