The biggest disappointment to me was the cole slaw. Admittedly I am a cole slaw snob. Their's just seemed to be a glob of mayonnaise with a quick sprinkle of pepper. There was so much mayo I couldn't taste the cabbage. BUT, the chicken was good and that's their business. I do hope they make it. I'm all about the small business. They chose a hard business in a harder location. I'm pulling for them.

If you have proof that BoA had direct contact with the appraiser you need to report them to the Ga Dept of Banking and Finance. The federal SAFE Act which went into effect in 2010 makes that practice illegal. All lending institutions are required to order the appraisal through a third party manager. The difference in the two appraisals is not surprising since the appraisers are 100% liable but no longer receive as much money in appraisal fees because the middle man takes part of it now. Some appraisers are intentionally coming in low and won't give credit for "condition" because that's a matte

Point of clarification, you can do a no credit check, no closing cost re-fi one time during the life of your FHA loan providing you have no 30 day lates in the prior 12 months. Also, the money used to insure the loan comes from all of the borrowers who are paying their FHA Mortgage Insurance Premium as part of their monthly payment.

There is no rhyme or reason to their methods. They will have you submit paperwork multiple times. Sometimes over the course of months. You just have to keep submitting it and in the end there is no guarantee they will approve your modification. You need to follow that budget to the letter, no matter what. Even deviation from what they think you should be doing could cause you to be denied.

It's hit or miss but my experience with client's who've attempted them has been a nightmare scenario for both. It really does depend on the bank.

That's exactly what I meant. I've been HR and Benefits Administrator for companies that employee around 50 people and some that employee more. Not to mention I own and operate a small business now. I know from where I speak. Employees pay for a lot of "benefits" provided by their employer.
