I'm not speaking of the quality of their parenthood - I'm saying that if you feel the need to rear lots of kids, why not take care of children who are already *here* instead of making more? If you think your methods of parenting are superior, why not take in children who could benefit from that superiority? I know most people like having a child or two of their own to 'carry on' their name, beliefs, DNA, whatever. That's human nature. I know you mentioned the attraction of no income tax in FL, but have you considered the *Alabama* gulf coast area? I have a friend who bought a place in Orange Beach and they LOVE it. They got a great deal on a house that needed relatively little done to it and are very pleased with the cost of living. Her husband still works, but he's eyeing retirement in the next 1-2 years, and she works because she wants to, not because she *has* to. Would another possibility be buying a smaller place - say a two bedroom/one bath - and building on to it?

Not if you're the seller. IMO, the only way a cash offer would be more attractive than a financed offer is if the purchase is owner-financed - otherwise, why should the seller care? He/She/They get their cut upfront - only the financier suffers if the purchaser defaults. I *think* I recall from past posts that you're wanting to move to Florida. I don't know what the attraction is to the particular community in which you're interested, but would it be possible to duplicate that in *another* community - or even another state?

Not at all - I've never heard of a *buyer's* agent that charged an up-front fee. They usually split the sales commission with the selling agent.

If you've found only four houses in five years of looking, that tells me you must have a *lot* of factors that are narrowing your search (unless this is a tiny market where homes for sale are few and far between). If you are unable or unwilling to be flexible on your criteria, you'll have to accept that it may take a long time to find a property. I'm not suggesting that you *should* flex, because a home is a purchase with life-changing implications - I'm just saying that maybe you shouldn't be surprised that it's taking so long, even in a depressed market.
