  1. Just to clarify the proper procedure. An EM check can only be held by a Broker. In my case, when I write a stip that says EM will be delivered in a certain time frame, that means the check isn't even written. Technically it doesn't exist. I had a listing agent once ask me to just send a copy of it. I explained that I couldn't because the contract said it wouldn't be delivered until within 48 hours of written, binding agreement.   2. I just saw this thread. It is not unusual for the earnest money check to be made payable to the Seller's closing attorney. Lots of foreclosure banks require that. Earnest money can be held by anyone. The Seller could even hold it personally. When I write contracts for buyers I always put in a stipulation that EM will not even be delivered until within 48 hours of binding agreement.   7. I just assumed that the starter was the problem on my lawnmower. The new one came yesterday, I put it on this morning. And it's doing the same thing. The flywheel won't turn enough to get it started. HELP...the grass is 10 feet tall. I can't afford to buy a new mower and frankly I'm not sure I can afford to fix this one.   9. I think it shows tremendous courage on the part of ABC to cast Chaz Bono. I have no desire to change my gender, I'm quite happy with all of my parts, and I'm still extremely proud of Chaz and ABC. I will watch the show this season.   10. Each persons situation is different. But if you can price to market and the condition is good you can sell. I sold a Pcommer's house recently that had been listed by someone else for a couple of months with lots of showings but no offers. I took over the listing, had them do their own staging with some minor suggestions from me, I lowered their price by $100 to get them into a new bracket and I had the house under contract in 30 days. It can be done with just a little give and take.

  17. There at least two days away. There is plenty of time to open shelters. Those that can leave should and those that can't will be able to ride it out. There's enough time for the Red Cross to get there now with food. If they think they could be without power, water, etc for weeks, then start trucking it in now. There's no need to be alarmist about this.
  18. That hurricane is going right where it wants to and there isn't anything anyone can do about it. My suggestion is ride it out. I know I'd like to. I was really hoping it would pay us a visit, I enjoy tropical storms. It's the best sleeping weather.
