  1. The problem with the county using "Construction manager- at risk" is that the county as the owner has no one guarding the hen house. Let me explain. They hire GC 1 to build a government building. GC 1 is going to solicit bids from the subcontractor market (usually at least 3 different subs for each trade) for all of the work. They allow the county to "see" all of the qualified bids and they will choose the lower one of the qualified bidders and then GC 1 makes 3% on top of that after covering all of their overhead associated with the project.   8. That's a shame. I have walked all of that land at one time or another and it really is a beautiful example of an upper Piedmont ecosystem. Not suitable for a lot of building as it is hilly and very rocky. Thats's the main reason its still undeveloped. But I guess with enough money you can make chicken salad out of chicken sh$#.
  9. When the commissioners changed the zoning regulations to allow 1/4 acre subdivisions will be marked as the downfall of Paulding County turning it eventually into the next Clayton County.

  19. It looks like EIFS. EIFS is about 1/4" of an inch thick applied on top of foam board. Do not let anybody pressure wash it unless they have extensive experience pressure washing EIFS.
  20. There are several types of exterior wall systems that people refer to as stucco. Most medium priced houses around here will have a product commonly called "EIFS" and usually pronounced as "EE fuss". EIFS is Exterior Insulated Finishing System. Eifs is a great product to use for a house. The problem with EIFS isn't the product but the installation. If done properly no problems, if done incorrectly it will rot the exterior studs of a house.   21. Good building practices would dictate that you have some type of water barrier behind the siding. The siding should be viewed as nothing more than a "rain screen" and the water barrier behind it is what keeps your house dry. Belt and suspenders if you will. Also, your insulation in the wall cavity shouldn't have paper or foil on it as it creates a "double vapor barrier" trapping moisture in the wall cavity. Most people around here don't have to worry about that as the houses are very haphazardly sealed.

  24. To all of the people that think you could live of off meat from hunting; there would not be a bird,squirrel or chipmunk left after about a month. Deer would be exterminated in a couple of weeks. Lakes and rivers would void of fish very quickly.
