  1. Ok, I will take your eloquent and politically correct information under advisement. I appreciate your concerned for those who may have been victimized by my heinous attack thread.
  2. I put in the ad that I require either a cover letter or the email to contain specific information so I pretty much avoid all that spam by just putting them in the big stack. Like BarbedWire and Rockysmom stated, I need someone who can follow very specific and easy directions. If they can't accomplish this, I just assume they are spam or people filling their "quota". This system makes processing the pile possible....
  3. You really do have to consider the deadbeats in factoring the rent costs. Some people have no regards for other peoples property and owners are forced to put in $200-$300 a month as a cushion to absorb those costs. It's sad but a necessary evil if you are going to rent out a home or you will see it in the foreclosure listings sooner than later. It's sad that the few renters who actually take care of their responsibilities are penalized for those who don't but unfortunately that is what we have come to....

Just to let everyone know so that I don't get bombarded with PM's, we have filled the position this is just looking back at what I received before having them scanned and put in the paperless abyss.... Here are some BASIC tips for you job seekers out there.... 1. If I SPECIFICALLY say a certain type of license is required for the job and ask that you either have that license listed on your resume or in a cover letter, if you don't then YOU WON'T BE CONSIDERED!   9. I understand the concept of it, I really do, it just seems really risky to me giving that false illusion KNOWING they were setting potential customers up for disappointment. I guess since so many agents support it, it must work, I just know it would have the opposite effect on me.
  10. We have looked at a lot of houses online and I don't see why anyone would think it would be a good idea to skew these pictures so everything looks larger than it is. I have seen houses that I know the floor plan, even ones exactly like mine and I am like that house is the same as mine but looks massive! If I went into a house after seeing the pictures, no matter how much I would have liked it originally I would find myself disappointed with the actual size of the rooms, yards, etc. I am sure people look at them and think the same thing, so why would an agent recommend photos like that?

Agreed, getting a judgement is the EASY part (and that isn't a fast or simple proces) but actually getting the money is next to impossible unless you have a professional collection firm pursuing the money. I would say count it as a loss on your taxes and move on.... However if they maliciously damaged then I would talk to the authorities about possible charges. If they just lived nasty, no one is going to let you press criminal charges.   13. Big Cat - No sidewalks would be involved I am assuming, no other houses have them. I just know the EPA has been giving us hell about the lake in our Hood and the dam, etc. They had to spend thousands on it after an ispection and I couldn't imagine bearing the brunt of that! Has your lake ever had an EPA inspection?
  14. Yeah, that is what I am thinking. I am thinking to steer clear of it... Everyone in our community has access to the lake on the common areas and the HOA insures it heavily but given there is no HOA in this community I am going to say the back deck view isn't worth it in this instance...

  16. Ok, new question since some of you people are so smrat! If a lot is connected to a lake and there is no HOA is the lake the responsibility of all the people connected to the lake? We have a lake in our current community but the entire community (150+ homes) are responsible for upkeep. The lots we are looking at are not on a lake but I was thinking it would be a beautiful view and worth swtiching over to if there weren't a lot of risks involved but initially it seems like a risky situation.
  17. The article states that they are keeping them on the ship for accountability reasons. I agree it wouldn't be bad at all if they could get off and tour the island some more, but that doesn't appear to be an option.

  19. Try to find a mortgage broker who can shop your loan to a variety of lenders. I don't know any off hand, but hopefully someone here will know who to recommend.

  23. People work tirelessly for Relay and I know that Paulding County supports our local Relay organization and it is never discriminatory... I know how horrible it is, my Dad suffered greatly from brain cancer. Keep in mind Relay was created by one person's passion, maybe you could take your passion for this cause and make a great awareness program! But one horrible situation shouldn't be discounted because another situation is more important to you right now be happy they are doing anything at all!
  24. LOL, I guess there could be surprises under that dirt! But it's pretty tame terrain, slight rise on the left side which we want for the basement but nothing major. Great, now I have to consider explosives! My kid will be thrilled! ETA - And yes, nothing seemed surprising on the lot, actually nothing there other than twenty or so pine trees that are maybe ten feet tall and a bunch of brush....
