  1. No. The modification is based on what you owe. But in my case, if that were the case, it wouldn't matter much because I refinanced not very long ago, and I haven't lived in my home very long anyway. Loan mods are finally becoming easier to get than they once were because the banks are getting flooding with millions of empty homes that aren't worth half of what the bank approved them for before the meltdown. It is in their best interest to keep people on their homes by making payments more affordable.

  4. Sure does, and it's happening EVERYWHERE! I was blown away when they approved a loan mod for me. Dropped my payment by about $150 per month, and 2% interest for the next 5 years, and done away with the almost $2800 I was behind on. Go figure!????? I sure aint complaining though. I guess we just got lucky.
  5. HEY LPPT!!! I just talked to the guitar player I told you about up the street from me....we're gonna have a jam session tonight, including a great drummer. I told him about the event and playing about a 2 set gig at the event, and they were thrilled to hear about it. Last time I played with these guys, we did Comfortably Numb, by Pink Floyd, and even my wife (the world's greatest critic) was blown away!! They are quite good, and I know a bass player who would be glad to fill that gap, also. I'll be in touch!!
  6. It really depends on a few things- the lender, how much you owe, and how much you paid (like did you buy your house when prices were inflated, and are now half what they were), and so on. I know plenty of people who have been getting foreclosure notices for well over a year, and have to receive an eviction notice. Most of these fall into the category I mentioned, when their loan was, let's say $140,000 for a home they have not made a dent in yet, so the lender is reluctant to oust them, since they will lose a LOT OF money if they foreclose.   7. I have to admit, as strange as it sounds, that my 18 year old is thick as thieves with me and her mother. She's always staying in touch when she's out, gabs with her mom ALL THE TIME by texting back and forth. And, when she decides she wants to have a party, so always asks us first.   8. The family is at the football game, so I figured I would finally fix some of my OWN personal mowers. Lord knows they needed it.   10. Not good on my end. My bass player has a couple of prospects. I am calling him tomorrow, as they want to get things moving FAST. Otherwise, things are looking VERY WELL. My ad's are probably too intimidating, but at the same time, I don't want someone wasting my time, if you know what I mean. Do a google bio on BOB BURNS....that will give you an idea of what I am dealing with. Playing with someone (plus helping to assemble a GREAT band) with that kind of fame is a bit intimidating. I don't try to tick anyone off on pcom if I can help it, but when you've been on here as many years as I have, I know people will form opinions about folks. I can't begin to count how many online "enemies" I finally met and became best of friends with. (I am hesitant to use the word "enemy"...let's just say some folks who had differing opinions with me.) Enemy is a STRONG word, and as far as I know, I don't have any enemies, nor would I ever want to.

  19. This is also common. That's why I always installed shut off valves on the fuel line, and stressed people to turn them OFF. Even a brand new carburetor needle will sometimes leak, then all your gas flows into the crank case (with gravity feed systems). It's also a good way to blow the engine if enough gas contaminated the oil for it to still fire up and run. I've seen a few slung rods from this happening. It's just plain silly that mower companies will put a ton of safety switches all over these darn things, but fail to put a shut off valve on gravity fed riding mowers....just downright stupid.
  20. First, you need to make sure you have a strong enough battery. The $25 batteries don't have enough cranking amps for most engines over 8 HP. You need the stronger one that costs about 35-40 dollars. Once you know you have enough power in the starting system, try this- Removed the spark plug, and turn the engine over a few times. Check to see if gas comes out the spark plug hole...meaning you could have hydraulic lock. The engine should spin easy and fast with the plug out. Reinstall the plug, and try it again. If it is still hard to turn over, then you probably need to have your valves adj

  22. I'm not sure....I am so focused on work right now, I don't even know where this is taking place. Perhaps someone could summarize all the in's and out's, especially things like parking & other accommodations....BATHROOMS, etc. BTW, I just remembered my singer from Simply Southern lives out here now, so I might be able to coax him into singing!!
