  1. Only in traditional loans. FHA, which is what A LOT of loans are, require a minimum of 3.5% in cash. The closing costs on our current contract are something like $11K. The seller is giving $7K. Still, FHA requires me to come to the table with a certain amount of money, so there was a surplus of money available, which we used to buy down points on a lower interest rate.
  2. Toilet paper is a necessity, not a luxury. And I'm not talking about that rough stuff either. Not to mention, a girl needs to have access to some hot wax on occasion for the greater good of society as a whole. I think boys THINK they want girls that don't care, but go a day without shaving your under arms...they'll call you out. WTF is in S.Dakota? That's a lotta land and not a lot of cars to cover with a wrecker. Course, there's gold in them hills - and that can serve up a good living with lots of free time!

  5. Hmmm. I'm not sure on this. The way I see it is if you can't scrape up 4 grand, you're probably a risk. Foreclosures hurt for EVERYONE, so it benefits us all to have some requirements.
  6. We're negotiating. it's 17 years old and still has original roof, boilers and ACs. I told them that we would offer $10K more, but they had to put in the other $10K to have those things replaced prior to close. Since they just did a $35K drop on the price prior to our offer, I'm not sure they're going to take it.

  14. Almost exclusively. I'm in marketing and I spend the most time with my agencies/contractors and my sales reps. As a result, nearly all communication is virtual. I've got a video production team in Arizona, writers everywhere (including Costa Rica) and I manage teams in London and APAC. Localization is very big if you're going to be working in global business and travel just isn't feasible (or necessary) for most things. I've even hosted 'virtual' sales conferences.   17. I get it. My 11 year old slept in bed with me 2 nights ago because there was a thunder storm... BUT, sometimes it's good to remember that fearful parents will have fearful children. I do believe that my faith is a large part of my reasons for allowing my son the freedom to walk the mile, mile and a half to go fishing in the lake or swimming at the pool. He's allowed to ride his bike with friends. And these are all things that grow adults - albeit, he's still scared of thunder...so WTF do I know?
  18. I didn't mean my tone to sound so crappy (no sleep), but we do have to stop creating a society of children that are scared of their own shadow. We need to give our children roots, and wings... ETA: I am making an assumption that you live in a safe neighborhood, but I do realize there are some rough areas - so if you reside in one of those I certainly can understand the over protectiveness.

  22. I always get jealous, because all my friends have big houses in Paulding...and they paid considerably LESS than I just paid for my tiny 2,000sq. ft. house in Fulton. But, then I remember that the majority of them have a dreadful commute. And the Hiram Wal-mart.
