  1. Make sure to watch the latest BOC meeting when it's posted on the County's Comcast channel. There are many different things in the works, this is only one project being made public.
  2. The County still owns and controls the old courthouse building. The last word I heard is that it WILL be used as a historic site. Only the Winn and Bagby buildings will be used for the colleges, classes’ start in October. And for the County forcing the banks to maintain their properties, they do. I have 2 subdivisions under my control from 2 different banks and they are required to keep grass cut on a regular basis.   3. That's because the BOE doesn't hear appeals for property taxes, it would be the Board of Assessors and has nothing to do with the BOE. Have you ordered your certified appraisal yet? It's not required, but really helps you state your case if you feel your house is over valued. And unless you really expect to reduce your property tax by at least $400, you will not break even after expenses and your time.   4. Any law enforcement agency (Hiram or Dallas PD included) can run a criminal background check for employment purposes. These are the only ones acceptable for this purpose. As as one person posted, don't trust unknown websites with your personal info!
  5. Actually the developers for the shopping center was suppose to pay the expenses for the lisght, but the State has to install it. And that could be where the delay is.

  8. Subby, I feel for you and others that work new construction. It's just plain sad out there. I know many builders and developers, as well as attended many of the Builder's Assoc meetings, and I see the pain out there. We, as agents, have to do our best now to get these houses gone so folks like you can go back to work doing what they love. The time is coming, but it will be many years before we see it like it was in 05 & 06. Hang in there!
  9. I never said the housing market has recovered. But what is considered "recovered"? I said don't believe what you hear in the news as it's no where as bad as they make it out to be. It IS improving, but it will not "recover" for 10 years.
  10. I'm not happy at all about where my business is coming from, but I have to feed my family also. I know exactly what it does to the market, but if the market is ever going to get back to normal, these properties have to be sold. It does more damage to the market to let them sit. We try our best to bring the highest price for the homes, but the banks make the decision on what to sell the properties for, not me. This is a great market for a buyer, especially the first time buyer. Prices are low, interest rates are low, lots of inventory to look at, great tax incentives. What we have experien
  11. Families and first time home buyers mostly. Only sold 2 to an investor so far. Everything I have except for one are bank-owned and are tremdous value for the money, $50K to $100K off what they once were.
  12. I never said that it was smart to sell right now for some people. I said that those who ARE selling understand the new values! You will not see the 2006 values for 10 years, maybe longer. One can either accept it and stay put, or deny it and let the bank have their house. There is help out there for many folks who need to sell, it may not be pretty but there is help.
  13. Gee subby, you sure do love quoting me. In every market there are silver linings and you have to adapt to find them. I adapted and found some. I never said that I was working the new housing market, but I am working with new construction.... bank-owned new construction. It has to go first before builders can go back to work. I have 2 subdivisions right now, one is now sold out (waiting for the closings) and the other only has 3 houses left and they will be gone before the end of the month, maybe this coming week.   14. No offense meant, but that is a bunch of media BS! I have never been this busy... ever! I have already closed 10 houses since March 1st and have another 8 scheduled to close by the middle of August. The media wants people to believe the housing market is in the dumps so they will have doom and gloom to talk about, but the Atlanta market is still one of the strongest housing markets in the County! And Paulding is still the 3rd best market in the Atlanta area. The market is only bad for those who refuse to understand where values are at right now. Those who do are selling!
  15. This air taxi service is designed for the corporate officer who may need a quick turn around to selected cities, it was never designed as a low cost airline. For business exec's who do not have the time or desire to put up with everything at the big airports, they can fly these types of services.   16. Actually you want www.hudpemco.com for HUD listings, which is less the 20% of the local foreclosures. www.metrobrokers.com and there is a "hot button" on the front page for foreclosures. Keep in mind that these will only be the ones currently on the market, there's an equal number of foreclosed homes not on the market yet, maybe more.
  17. From most real estate agents who have access to the MLS's. If they are not on the market, they are not for sale. I'm a listing agent for 2 different banks, they will not even talk to me until they are ready to go on the market. There are no "secret" lists of foreclosures.
  18. Make sure the agent(s) you talk to are Short Sale Certified and have experience in doing short sales. They are a beast and it involves a lot of paperwork. Even so I'm certified for Short sales, I do not have time for all the paperwork and follow up calls. Few agents have the real experience needed to complete a successful short sale. Another option is to talk to your lender about a loan modification, lenders are more willing to do this right now then short sales. You also need to talk to a CPA and an attorney on tax and legal liabilities before even considering letting the bank forec

"find me $4,000,000 that I can cut out of the budget", if you think this County spends your tax money so foolishly? As Pubby said, the budget has a shortfall of over $300 MILLION. There have been many layoffs and un-paid days off for ALL County employees. Services have been severly cut back is all departments. Chairman Austin has asked for the public's help, are you ready to help out?

  22. Keep in mind that by state law, the BOE can only plan to spend what they have a "Current" need for, not what they expect in 3 to 5 years. At the rate this County was growing, there was not way under current laws to plan for the growth. The BOE was already 3 to 4 years behind when they opened a new school because it takes a year to finance, then another 2 to 3 years to design and build a new school. It doesn't matter what Wellstar wants to offer, it's what the state will allow it to offer. I had a tour of the imaging center yesterday.
