  4. Frankly, I don't care what it's like. It's at least an alternative to Kroger and Publix, the only two grocery stores convenient to me. Food Depot is about 5 miles away and it's OK but not my first choice.
  5. My daughter bought some barbecue sauce there that was by far the best I had ever tasted. Much, much better than any of the national brands.
  6. I requested that our agent pull some information about the sales that we missed out on. I'm hoping that there is no pattern to it and that it's all random and coincidence. However, we do know for a fact that in 2002 when we were trying to buy vacant lots in that same general area that the real estate agent we were dealing with told the builder we were talking to about that lots we made offers on.   8. We have started to feel as though our buyer's agent isn't working for us, the buyers. I don't have anything concrete yet that's why I want to know who brought the buyers in the other houses we missed. We definitely think we will start fresh with another agent when, and if, we decide to start looking again. We both like our agent but feel we should have had a house by now. Granted, there is a lot the agents can't control, like whether or not an offer is accepted. In this last one, even she felt our offer was more than fair. She did comps as well as me doing them and only came up with
  9. But I'm not wanting to know about CURRENT listings and offers. I'm wanting to know about PAST sales. I know I can get the sales information online but that doesn't tell me the agencies involved. That's what I want to know. I couldn't care less about current listings.
  10. In this particular case, the listing agent and our agent felt our offer was the best for the seller. They were working together to get our offer accepted. Apparently the seller looked at the top line (sales price) and not the bottom line (cash to seller). We really think it will be back on the market in about 3 weeks. Neither agent felt like it would appraise for the other offer (or even our offer) and the sale is contingent on appraisal and financing being obtained. But to my original question--is there any way to find out who brought the buyers for the other properties?

  13. The area where we're looking has a low inventory of houses. Very low inventory, in fact. We have adjusted our wish list to no avail. We have adjusted the primary area we're looking to no avail. We have even started looking at manufactured housing and mobile homes to no avail. We know we're NOT being that picky because we have found houses we like enough to make offers on them! It's not FINDING houses we're having a problem with. It's getting our CASH offer accepted. We can't finance anything. ANYTHING. We HAVE to pay cash. Only one of the five houses was a short sale. It
  14. Our offer was ALL cash with only $250 for repairs (we were asking for the replacement of a sliding door but they counteroffered $250 for repairs). We asked for inspections but the house is in excellent shape and we saw no problems with the inspections. According to our agent, the other offer had a LOT of contingencies--financing, among them. The listing agent is afraid the house won't appraise for the offer amount. It might not have appraised for our offer either, but the sale wasn't hinging on an appraisal. We're just not sure what our next step should be other than to take a giant

I wanted to add, the fact that we have offered CASH with few if any contingencies and little if anything in repairs has really puzzled us as to why other FINANCED offers with multiple contingencies have been accepted. ESPECIALLY this last one which from what our agent told me the other day and again today was very little more than our offer and in fact put LESS money in the seller's pocket than did our offer. That is especially baffling.
  16. We've been completely "unlucky" in this. We have been looking for two years and trying to buy for two years but just last year in February did we get really serious. Yes, we were looking in FL. I checked out the agent and the agency and neither have complaints against them. I am thinking we need a more aggressive, perhaps a better respected agent. I was really hopeful that when our agent changed agencies things would change. Apparently they did not.
  17. We have been trying for two years to buy a house. Not just one house. As of today, we have lost out on FIVE houses. The first one we lost out on because the seller (Fannie Mae) did not and still does not have clear title. The second one we lost out on because it sold for considerably more than our offer. We don't feel bad about that one. The third one we made two attempts to buy it before it went to auction and then bid on it at auction. It sold for $1000 more than our bid.   19. My husband receives Social Security disability benefits. We know that he has to be on that for two years before he is eligible for Medicare. My question is this: is that two years from the beginning date of his disability (that would be the end of this month), two years from the date he filed for disability (that would be the end of May), his second birthday after going on disability (that would be the end of June), two years from the determination that he is disabled (that would be late August or September) or two years from the time he started receiving SSDI (which would be October)?
