We were actually asking for about 35% down. We have no mortgage, so there would not be bankruptcy for us to consider if he couldn't pay for the house. We'd just take it back over. We would also have some provision that if the buyer filed bankruptcy we would get the house back. We've been here for over 33 years, so we're not going to just "give" it to someone without make sure every I is dotted and every T is crossed. The buyer doesn't need the owner financing. I think you hit the nail on the head. She was stressing yesterday because she didn't know how she was going to prove to DFCS that they have no income. Plus, she gets really upset when she talks to them BECAUSE she sees people riding the system and yet she can't get the help they so desperately need. Then there is the embarrassment of having to be there. She is thinking of calling the news stations to see if they can help, embarrassment be damned. This has gotten ridiculous. Maybe when people look at how much things really cost--including sales tax and interest on credit cards--they will begin to realize that they really don't need those $400 shoes or the $150 tank top. Is that going to hurt the economy? Not really. They will still spend that $400 or that $150 but they will spend more wisely. And then there are those who will buy those shoes no matter what. Everyone who believes that the government is just handing out assistance right and left needs to follow my daughter around. She well qualifies for every type of assistance known to exist and yet cannot even get the caseworker to call her when it is scheduled. And since they were supposed to call MY number yesterday at 3 and didn't make the call until this morning around 9:30, guess what? She hasn't been contacted to my knowledge. And try to get a message to the caseworker! IMPOSSIBLE. IF you even have an extension to call, you have to leave a message and just hope and pray they actually

Several years ago my hubby got bored and decided to compute the actual tax rate that we paid. He included sales tax, property tax, ad valorem tax, federal and state withholding. The percentage was ASTOUNDING. It was upwards of 50% (I think the amount was actually a little more than 50%, more like 53%). I'd WELCOME going to ONLY a 23 percent sales tax and do away with all the other taxes. It would be like getting a raise! as a general rule, sales tax is collected for the locality where the product was delivered. I think there may be a few states that collect it on out of state sales for themselves and the other state, but I know Georgia does not. It could really get complicated to collect sales tax for 50 different states, different countries and dozens if not hundreds of variations. Interesting you said this. When we started looking for houses, I did an online quiz about "where should you live". It was pretty comprehensive and asked what things were important to you and what things didn't matter, what you liked about where you lived and what things you didn't, etc. One thing that we wanted was pretty much the same type of weather. I LOVE Ft Pickens. I have been there many, many times through the years. Always fresh and new to me. I know what you mean about taking a long time to discover an old restaurant. We had been going to the Pensacola area for over 20 years before we found Captain Joey's. Or the Fish House.

I still find listings online for him but considering our business is still listed when we've been closed since the end of 2010, I don't put much faith in those listings. My brother in law was friends/acquaintances with Don. They had horses in common.

Has anyone on here ever owner financed a house? If so, I'd LOVE to hear from you. What do we need to beware of? What do we need to make sure we include? And especially, which attorney should we go to? Should we go to one who specializes in real estate or would just a general practice attorney be fine?

Hubby and I are kind of picky about where we go out to eat. We like to have something we can't have at home--an excellent steak, lobster, pasta with lots of garlic, excellent service, no clean up. We don't mind shelling out $60 for a good meal for the two of us. We don't drink alcohol while dining out as a general rule, so $60 for the food means we can get really pricey fare. But we're just as happy with $20 for the meal as long as the food is good and the service is good. We don't want to drive very far to eat, because generally when we go out to eat, we're hungry already. We will go as
