My water heater is in the basement so I replace elements and the faucet without draining the tank. Just turn the water off and let the pressure off the system. It will leak a few cups of water but it doesn't hurt the concrete floor. You just need to have the new element or faucet ready to go back.

With NO CHANCE OF PASSING.

Kind of true but not the whole story. The problem is with the synthetic stuccos wicking up and holding moisture so the termites don't have to go back into the ground to get moisture. EIFS is typically applied to bead board similar to the cheap styrofoam coolers and that stuff is like a sponge.

I would almost bet ya that is EIFS (Exterior Insulated Finish System) commonly known as Dryvit. The number one problem with EIFS is the bottom edge detail. It has to be sealed to the slab edge so that moisture can not rise into the wall (a phenomenon known as rising damp). This creates an absolute utopia for termites because the way termites are killed is by installing a line of poison around the house so that the critters will crawl though the poison when they go for water. ^^ Yep. Use this and not roofing felt. Tyvek allows the transmission of water vapor (aka: vapor permeable). If the water vapor is trapped in the wall, it will convert to water and can cause mold in the wall.
