your friend needs to file for eviction in order to remove thier belongins, if she removes them without courts permission she can get in trouble

i recieve a deposit to cover a month's rent in case of mishaps like this, or damages to my property, i give a 5 day grace period on when rent is due and then i apply a late fee. if a tenant calls me to let me know what's up i'll work with them but if no communication i'll evict, and yes the landlord has to go thru the courts to do an eviction or he's breaking the law
