  1. Oh boy. I'll try and be nice here, but if you are using an "active" listing for comparables, you are on your way to being sued or worse. I'm not an appraiser and I know that is not legal. If you are only using 2 comps then you haven't done an appraisal in more then 2 years. Underwriters have been kicking back appraisals like crazy in the last year and most houses will not appraise for the contract price right now.

     

    No wonder we are in a financial crisis related to the mortgage industry!

    I think underwriters are asking for active listings to compare the recent sales to. I don't think that they actually count as to the final opinion of value (at least they should not). They must be asking to substantiate current market to current sales so there are no misunderstandings or large variances.

     

     

  2. Even though lenders have differing requirements, I have to have at least 2 comparables that have sold within the past 90 days and I cannot use any foreclosure or "short sales" in my appraisals.

     

    I have never had appraisal go through with only 2 comps. Matter of fact, most recently, 3 have not been enough. Lenders have requested a minimum of 5 if not more. It also seems that they are only accepting information from 6 months back, whereas 2 years ago, they would accept a comp that closed no more than 1 year.

    they saved the creepy dude in the hospital but Meredith went to watch at the prison where they killed him with the lethal injection. She totally broke down afterwards when she left and saw Derek standing by the car. The little boy got his transplant from another person that happened to be at Seattle Grace at the same time.

  4. In the world we live in, there are unethical business practices going on every day. The appraisal business is no different. It is highly unlikely that the appraiser "made" the appraisal come out to what the bank told them to make it. An appraisal is nothing more than an opinion and that opinion will vary between appraisers. However, the opinion should not be drastically different. The bank is not allowed to tell appraisers what value to come up with.

     

    You could start with a realtor to get a fair market value, which is also an opinion but one that you typically don't have to pay for.

     

    I don't just play an appraiser on tv.............. :lol:

I am SO grouchy (which is not normal......no comments from the peanut gallery, k? :lol: ) I have had to get on the boys ALL day like-they cannot stay out of trouble (which drives me bananas <_ and i just want to rip somebody head off-- src="%7B___base_url___%7D/uploads/emoticons/default_wacko.png" alt=":wacko:"> I need some chocolate...... :ph34r: :lol:

    All I can say is that I sure am glad that it is Tuesday and NOT WEDNESDAY!!! :p

  6. I wish we still had our "guard dog" around. Our Bassett Hound, Daisy Lou, passed away in 2007 at the age of 17. I miss her! She was the best alarm we could have, I always slept sound knowing that she would bark when a leaf blew onto our land, lol.

    That's weird, our bassett 'Pepper' also passed in 07 at the age of 15. He was the real alarm and people were scared of him...he didn't play.

     

    Thanks CE for the PSA....I had not heard about this. I will keep my eyes and ears open.

  7. Take it one hour at a time. I typically would smoke one cig per hour. When I quit, I thought of it as a challenge. Ok, I've made it 2 hours...now 3. Chew gum to keep your face occupied. Stay busy with some type of busy work. You can do it! Just think about those taxes going up and how much money you're going to save and in 6 months, treat yourself with something for accomplishing a great feat! (Don't treat yourself with food). A weekend in Biloxi or if you're a girl, an ultra expensive handbag....or whatever! 3$ per day. In 6 months you have saved $540.00. You could get a really nice treat for that!

    You know a man has to be in charge of these talks!! No woman in her right mind would ever think of telling another woman that they have to find a new gyno doctor!!! :rolleyes:

  9. South Cobb OB-GYN says they will not accept Cigna after 1-15. Does anyone remember? Several years back, Cigna was the bottom of the barrel insurance company and was having trouble paying their claims in a timely manner causing hospitals refusing to accept their insurance. That was at least 5 years ago...my memory fails me.

     

    Bad situation for a whole lot of people. I think that subscribers need to inform BOTH sides, the hospital and Cigna. It couldn't hurt.

     

     

  10. Its a yucky day, I've got a bag of M&Ms and I'm feeling rather unmotivated....that usually results in me looking into the family tree and all that.

     

    Anyone else interested in that stuff?

     

    It drives me nuts, my family is not easy to gather info on. Especially my Great Grandmothers mom whose maiden name was Undziakiewicz :blink:

     

    It could be worse.....her name could have been Smith or Jones.....

  11. A dog doesn't have to attack to hurt a large animal. A dog can scare/threaten horses enough for them to run through fences and hurt themselves. I would just talk to them and tell them what is happening. Here's an instance. I had an indoor irish setter once. She was even elderly. I would let her out to potty and go inside because I thought she stayed in the yard to do her business. Well come to find out, the 20 minutes she was out, she would go over to my neighbors house and chase their chickens. I had never seen her be aggressive towards any animal....ever. She would always be in the yard when I would call her inside. I literally had NO idea that she was doing that until my neighbor came to tell me. First there was the denial that "my" dog would not do that but then again, it's kind of hard to mistake an irish setter for any other kind of dog....duh. So, I would stay outside with her after that and it did not happen again. I was happy the chicken guy did not shoot my dog and had the courtesy to tell me about her behavior before he did shoot her.

     

    Fair is fair.

  12. Simply tell the neighbor what the dog is doing and that if it continues, you have already checked with the sheriff, you will have to shoot the dog. Tell them you don't want to and that's why you're telling them before something happens. If they care about the dog, they will do something.

     

    I have horses and dogs and cats. The last thing I ever want to do is hurt any animal, especially someone's pet but in my own animal's interest, I would do what I had to do to protect my animals. How do you know this animal (the offender) is up to date on vaccinations?

     

     

  13. I saw him on Thursday in my neighbors yard. He was bouncing around by himself having a grand old time. I have seen this dog hundreds of times up and down BH and wondered who he belonged to. My neighbor has a dog that looked just like this dog and I always thought it was him but my neighbor says that he has seen it too and that it is not his. Maybe Meltid will step in and see this as someone who works at the shelter also lives on BH. I bet she knows who this dog belongs to. I'm glad you posted this. I feel terrible that he was hit but I knew it would happen sooner or later. His favorite place to be was wandering up and down the sides of the road.

It is debatable what degree of coercion was put on the banking industry by successive administrations and their policies dating back to Carter that lead to the founding of companies like CountryWide Mortgage by David Loeb and other social engineers, but they had to know that at some point it would have to collapse like the ponzie scheme that it was. You can not continue to give mortgages to people who cant afford them, package them with good mortgages, and sell those to banks and other groups as safe financial instruments.

     

    You can not by the same token convince me that those who took out these mortgages were so stupid as to not see what they were expected to pay, and/or decide that it would be OK to risk spending 50-60% of their income on housing two years after signing. They knew what they were getting into.

     

    The credit system of this country has been abused, and it collapsed. Unfortunately, we now are all being asked to pay for the folks that would have been on the streets if this had happened 30 years ago. Even those of us who are debt free are suffering as we watch our savings melt and our future given away to rampant inflation after record amounts of money are printed and injected into the corrupt system.

     

    We have been socially engineered completely away from personal responsibility by the Nanny State and the afternoon lawyers and now expect to be held harmless no matter how stupid or irresponsible we act. This move toward socialism is itself a ponzie scheme as we were reminded of by the Soviets, but we continue on with our head in the sand and our hand held out for the next gift from Papa.
