    The size does not account for the fully finished basement so you can add another ~ 700 - 800 sq. ft.. Only single family occupants will be considered. I have been leasing this for $1200 per month for the last 4 years, $1200 deposit with home warranty with a (I think) $60 per service call charge. New A/C and heat this past year.

     

    If interested I can answer questions but then will refer you to my local property manager to submit application.

    My point exactly. I just found it humorus that everyone that had posted had immediately started on how "could she be with such a jerK". Thank you for finding a more elegant way to express it. Personally, I find it wrong and if the person I was with, male or female, had suggested it or done it I would have expressed my opinion to them.

    I don't know how many were board eligible but 53 were selected. I remember one year there was no one! He must not be aircrew as I was just reading some posts from some folks complaining that VERY few aircrew are being selected. What squadrion is he in?

  6. Why calibrate a new TV? One, I would think that anyone buying an HDTV would want the best picture available, if not why buy one especially if you will be watching standard definition. Side note; I say especially because many HDTVs do not do a very good job displaying SD. If I were to buy one for SD, I would ensure that the store would show me the picture with SD material. It all depends on what you will be watching. But back to the need for calibration. The factory sets most of the TVs to look good in a very brightly lit showroom, not you home. Each input (HDMI, component, etc) on the TV requires different adjustments and each source (satellite, DVD, over the air, etc) has it's own differences. I am not a calibrator (wish I was but the class and equipement costs way to much) but I have seen first hand the difference before and after. You can of course spend 30-40 bucks for a DVD that shows some patterns and lets you adjust the contrast, brightness, color etc but without the proper service menu codes and test equipment you can not set greyscale, correct for color push nor correct some of the geometry. Most flat panels are not "square" when received, mine actually had to have the chassis tweaked about 1/8". Shipping does disturb the fine skewing of the panel.

     

    Bottom line, I want my HDTV to show the best picture it can, but then I paid several thousand for the TV. I can see where buying one for much less would make someone think that calibration is not cost effective however, I thought it made such a difference I paid to have my $600 bedroom Vizio corrected.

     

    In the end it's sorta like wanting to hear surround sound, buying a HTIB (Home Theater in a Box) and never performing an audio setup or calibrating indivual speaker levels and distances......and never actually hearing surround.

  7. The question is "what is going to be your main source media"? If the answer is Blu_Ray, then get one that has 1080p resolution. If no BluRay in the next several years then go with a 720P/1080i to save the money as they are older technolgy and cheaper. Some providers (at least DirecTv) has 'some' 1080p programming but not much and they all compress the signal so you get less resolution.

    Does it have to mounted on the wall (probably not except for cool factor)? If it does not have to be wall mounted then do not just bypass the DLP TVs without at least considering size vs cost of these. How dark is your room? From lightest to darkest room go DLP>LCD>Plasma.

    Consider keeping about $350 in your budget to have whatever you buy calibrated in about 100-200 hours of use, makes a huge difference. If you choose to calibrate, hire someone ISF certified, not a big box dream team.

  8. Thanks all for the input. The good part is that my company will pay the management fees for 3 years. I'm getting some input that the market should be between 1200-1500 depending on how quickly I would want it rented, but no one has actually looked at the house yet for a real determination. Sale, lease to purchase or rent are all options to consider.

  9. We have a rental property in Savannah and I have a Landlords Policy on it. It is NOT more than homeowners insurance. We are with Allstate and the policy is for $210,000, covers the physical house, the shed in the back and any permanent appliances ie: refrigerator, dishwasher etc. and yes I said the refrigerator, that one confused me a little but that is included. I pay about $350.00 per year as opposed to $777.00 yr when it was under homeowners. The house is about 2600 sq ft. So to me this is quite a fair price.

    Heck, with that price I should rent from myself!!!!!!!

  10. I have spoken with the insurance folks. My premiums will go up no matter what. Higher if rented and higher still if empty. One, if empty I am sure it will be vandalized, if rented there is a good chance it will be torn up. I would rather reduce the rent to a long term responsible person but either way it's not a good deal.

  11. I am looking at a job transfer soon. As everyone is well aware, the real estate maket for selling is, well, below what it was. I really do not want to rent the place but if I could get a long term, RESPONSIBLE, renter I would consider it rather than leaving it empty for a few years waiting for the market to recover. Is there any property managers locally that do really look out for the owner and would be able to properly price the house?

    Just behind my house 61 & Scoggins area so we won't be near Altoona. We typically use lures/artificial plastic. He's used live worms but would like to try minnows.

     

    The little store on 92 hwy near nebo rd sells bait,not sure about minnows though.

    There beside the original location of catfish den.
