  1. i am sorry mr chairman, i did not receive a letter andd maybe missed it in the news paper but that doesn't answer the first post here ..what will you do about all the new homes built with building code violations ? why are the inspecors missing as much as 50 in a home? that appears to be the rule not the exception worse in some subdivisions and not a problem in others? what will you do to help these people get their homes fixed when their builders are unresponsive ? how can we prevent this in the future?

How about John dashler dashler for gov.... he is running as an independant ......has some good ideas and willing to meet and talk with the voters of paulding and any other county...will be here in paulding on tuesday....still needs to get some signatures so he is a long shot.......but then again anyone not connected is his website is http://www.dashlerforgov.com/

Why don't we start a group Georgians advocating better building.....Write a new petition to cover everything that has been said countless times , get volunteers , get signatures and do it...I will volunteer my time..It is an election year...it would be our best shot but we would need to move quickly. Any other volunteers?

I couldn't agree with you more....wouldn't it be nice if the county commissioners held a general meeting and invited all of the residents of paulding county just on the subject of developement. heck i would support a moratoreum on resdidential building untill we get all the issues worked out those you mentioned as well as strick enforcement of all building codes and maybe we should also address what is going to happen with sewarge. People on these small lots , will they have room to put another septic system in when there system fails? If not then what? especially if there is no county sewer to hook up to? In many places now with prd's going in and no county wide septic yet available the developer is still required to put in the piping from homes and roads for when it becomes available. Maybe we should do that to....

  5. Dear Mr. chairman, what steps is paulding county taking to ensure that homes are built to code? What if anything are you going to do about the homes that have fallen and continue to fall through the cracks?

  6. To answer your question I have a georgia certified liscensed engineer come to my property, and two private home inspectors one of which teaches building code for the state. They are all very reputable. Others in my subdivision as well as other subdivisions in and around paulding have done the same. I invite anyone who wants to see my home or copies of my reports to just let me know. While I don't doubt that there are many good builders here in paulding, (a few have signed the petition because the bad ones are making it diffulcult to compete for them) and I am not saying all inspectors for the county are bad but there are great inconsistencies out there. The sheer volume of homes built with code violations is proof of that. I even sympathesize to a degree with some of them who say their job is impossible to do at this time due to the sheer volume of building that exists. The problems are many , that's why the petition. Our group will go anywhere we are asked, we will bring you photos and reports to look at if you wish our you can come to us. Our subdivision is in the country up off Highway 120 past roses store but our homes are everywhere in the community and it usually involves entire subdivisions. All you have to do is drive in and look at some of them ...if you are a carpenter it will be easy for you to see. Some are excellant no hands down but there are others that are very scary.

  7. I received my tax bill as well but intend to contest it and request a reapprasal due to the number of code violations. My home value has decreased by at least 40%. I also had an increase in my insurance rates was told the same. When homes are built poorly there are more claims in to the insurance company and everyones rates go up. I am sure that it is also a small part of it. More fires if wiring isn't done properly, more roof repairs if shingles are not fastened properly, etc, etc.

  8. Thanks southern gal. I hope when people read this they realize these properties will be the future homes for sale in the community if they are still standing. This will have a great impact on everyones home value. Would you want one of your family members living in an unsafe home? Better to make a stand now that wait 10 or 20 years . Think of the lost revenue when a 170,000. home can not be taxed at that rate because it's appraised value only comes in at 90,000. due to the code violations? Who makes up the revenue shortfall? You all do...

  9. You are very wrong to think that the county commissioners are the only ones who will decide on what paulding is like 5 years from now or even tommorro. Each and every one of you has a say in the law and what happens in our cummunity. If you don't like something start a petition like I have done. Bring it to others in the community. I feel like many of you that things are happening to fast here and with out direction. Why not organize and voice your concerns. By staying silent you are allowing these things to happen. It only takes a minute of your time to sign a petition .

Several of us have started a petition here in Paulding County due to recent experiences we have had after we purchased our newly constructed homes and found upwards of 50 building code violations that were passed off. Please read the petition and if you agree , please feel free to print it, sign it and pass it around your neighbor hoods, work and friends. With all of your help we may just get somewhere.     TO OUR ELECTED OFFICIALS & LAWMAKERS

     

    We, the residents and voters in Paulding County, Georgia hereby demand an immediate solution to the ever increasing rape of residents purchasing new homes in this our community. It has been brought to your attention that new homes are built with serious building code violations throughout the county time and time again without serious consequences to the builders. Homeowners faced with these nightmares have no where to turn and have learned to distrust public officials who are sworn to uphold the law yet lack the initiative to handle this growing problem. Many homeowners face serious financial hardship, bankruptcy, foreclosure and the breakup of once solid marriages which will indeed cost the entire community. Our homes are plagued with building code violations, shoddy workmanship, subcontractor liens, severe drainage and septic issues just to name a few. The economic impact and the emotional and financial burden have yet to be seen. We hereby demand an immediate public hearing within 30 days of receipt of this petition. We would like the following to happen:

    1. Immediate investigation as to why Paulding County building inspectors fail to recognize building code violations and punitive action taken.

    2. We would like a code compliance board formed with the authority to revoke, suspend and fine builders who violate building code. This board would be funded with a 3% fee paid by the builder on each new home sold and fines collected for violations. An annual registration fee would also apply per builder based on the number of homes built in a 1 year period.

    3. We would like building code violations that cost 10% or more of the sale price of the property to repair and remain unresolved for 30 days or more to be prosecuted via a new law to be created “building criminal negligence” and “theft by deception“.

    4. No statue of limitations on building code violations however codes that were in effect at the time home was built would prevail.

    5. These laws would cover all homes to be built in the future as well as all homes built with building code violations in the past 5 years.

    6. Paulding County to accept their role and responsibility in this growing crisis and work with all homeowners affected.

    7. We would like all homeowners associations to have to register with the county and have accountability to all members via a yearly statement.

     

    We would like to remind you that elected officials work to represent the people in their community, to protect their interests and not to fulfill your own agendas. Thank You, the people have spoken.

  11. make sure you wear comfortable shoes, keep your purse and valubles out of site and times square is awesome place to visit, there is also the stock exhange and many numerous museums, carriage rides in central park, everything is very pricey in nyc and cabbies will scare you to death, most hotels have tons of tourist info available, the weather is very tricky there at this time of year....daytime highs can vary from a low of 50 to a high in the 80's and at night it can still get chilly....usually 40's and 50's ..so bring at least one warm outfit...but most of all have a great time....

  12. A home is the single largest purchase anyone will probably make and i agree you should be educated but sometimes even with all you do to educate yourself it is not enough. The liens that are being placed on the homes here are placed some as late as 2 years after the closing. these were not liens that showed up during the title search. There is very little you can do to protect yourself from that. also , the county inspectors should take some responsibility for the numerous building code violations in some of these homes. Sometimes even the best inspectors you hire can not find the problems when the house is already closed up with vinyl/brick whatever and everything is hidden. agreta many problems are not uncovered untill you experience problems which is the case in many of our homes. builders should be held liable and face criminal charges when violations exceed 20 % of the cost of the home. after all they are breaking the law...how about theft by deception?

    I'm sorry to hear of your situation. I can't think of a situation that makes any madder than workman's liens. It happened to me once and the contractor had been paid by me, the sub wasn't. That law has to change. Lucky for me, I was able to get the problem resolved. You can bet I was at the courthouse regularly making sure that lien was removed.

  14. I have read all the posts on this subject of growth , etc. I live in a new subdivision and it looks horrible. It may have even been the one another writer spoke of. I am new to Paulding County (only 2 years) but I come from a place that builders and growth were out of control for a long time and the consequences were not pretty. I am now living with some of those consequences right here in my own subdivision. A great many of our homes are plagued with numerous problems, my own has more than 50 building code violation alone. Some of the folks in here have received notice that their are liens on their homes because subcontractors have not been paid. I know 20 years ago up north when this happened a lot of people were forclosed upon, went bankrupt, marriages and families broke up and whole communities fell apart with rising crime rates, drug and alcohol abuse etc. I love Paulding County, it is so beautifull here and my fear is that I just traded a bad situation for another. I truly hope for me that history is not repeating itself .
