  1. Sooooo- another year has gone by, and I was reflecting on my time here. Seems I've made quite a few friends, had some great times, and all in all, feel more rooted here than ever.

    A lot can be said about social websites, both good and bad, but in the end, it's like anything else. You just have to decide if the positive out-weighs the negative, and around here it certainly does.

    I mentioned those friends I've made, but it goes a lot farther than that. Finally got some good tenants in my rentals-got them right here on Pcom, and the ad was FREE. Can't beat that price!! Business has been good also - we've worked for a great bunch of clients, and been real happy to stay close to home. Together we've accomplished a lot in getting the back pack program off the ground in a lot of the elementary schools in Paulding county. I even finally found the right employee (and I've been looking forever!!).

    So, like I said-mostly good, and the rest was pretty entertaining. Some of the stuff really made my day (yea, life can be pretty boring around here sometimes!) Glad I met (if only in virtual reality ) ya'll, and looking forward to another interesting year.

     

     

  2. Judge Valbuena will remain the Paulding County Chief Magistrate after a re-count of Tuesday's Republican run-off was conducted earlier today. The vote spread remained 8 votes. congrats to Judge Valbuena!

     

     

    I'm glad he won. I've gone up before him on many occasions, with tenant/landlord issues. I found him to be fair and easy to talk to and understand. I also admire his work in the Boy Scouts-being a scouter myself! It was very close though!!

  3. Not just your every day rental. Older home in historic Dallas is 3 houses from Hardy St and a short walk to the shops of Dallas. This house has been completely remodeled, including all new electrical wiring and plumbing, as well as new energy efficient A/C and heat, hot water heater, and appliances. Utility bills are VERY low . There is double insulation in the attic, and all walls including interior walls, are insulated-very quiet inside.

    The carpets are upgraded Berber, and the kitchen and bathrooms are ceramic tile. There are ceramic tile entry ways at both the front and back doors. All light fixtures are upgrades, and all rooms but the kitchen have ceiling fans. The yard is ample and private, surounded by trees-some are Black Walnut. The house is bright with lots of windows, and an open feel to the layout. Most use areas are on the main floor, and it would be a good choice for someone with minor handicap issues. There are 3 steps up to the front porch.

    The house has oversized rooms throughout. The master is 15'x15' with a his and hers walk in closet. the family room is approx 15' x 20' and has a big French door leading out to the deck. The kitchen is about 15' x 17' and loaded with real wood cabinets- lots of storage space, and room for a table. The living room is also huge-about 17' x 20'. There is a laundry room with a wash tub on the main, a coat closet up front, and a storage closet at the back. The other bedrooms are approx. 10 1/2' x 14' and 12' x 15', both with walk in closets. There is a half basement that has windows for light, a one car garage, and a huge storage area off to the side.

    The yard is nicely landscaped with lots of flowering bushes and trees, and a Magnolia tree. There is a pear tree there and a big fig tree that gives lots of fruit every year. The front porch is covered and has a swing. The house is very close to the elementary school, and overlooks it up on a hill. The block is a dead end street, and there is very little traffic. A nice quiet, private home, yet near to shopping and the downtown activities. The home is about 1850 sq. ft. upstairs, and another 350 sq. ft. in the basement ( without the garage and other storage room.)

    WE finally found a suitable renter. Another Pcom person-they seem to make the best renters!! We are very happy with our choice-took a while to find the right person, but we are somewhat picky based on other experiences we have had.

    Still available-don't know why this isn't renting? A beautiful home with low energy bills, a great location, and we will even consider pets. Maybe now that school is ready to go back, we will see a few prospects!

  7. The house will be ready for an April move in date. Lovely home with covered porch with a swing, a deck for grilling,& landscaped yard. Interior has extra large rooms-walk in closets in every bedroom (his and hers in the master ), laundry room on the main floor, huge family and living rooms. Extra closets everywhere.   8. Our beautiful 3/2 in downtown Dallas will be availabel in April. The house has been completely remodeled, including new A/C & Heat, plumbing, electric, and roof. It's effective age is about 5 years old.

    It has a very large eat in kitchen (approx. 13 1/2' x 15' ) with lots of cabinets, huge family room/dining room and living room(each about 15' x 20') The master bedroom is 15' x 15' with walk in his and her closets and it's own bathroom. The other bedrooms (split plan w/ master at the back & other bdrms in the front) are 10' 6" x 14' and 14' x 11' (approx) and also have HUGE walk-in closets. All rooms have upgraded Berber carpet except the kitchen, bathrooms, and laundry room, which have ceramic tile. There is a laundry room (not a closet) on the main floor, and another huge closet for storage, and a coat closet. All rooms are big and bright with lots of windows.The downstairs is a half basement, plus a 1 car garage and a storage room.

    This is not your typical rental home. It is well maintained and in the nicer section of town, within a short walk to the shops. It would be of interest to someone wanting to be close to downtown Dallas or the college.

    We would consider finishing the basement (which is already partially finished) for someone needing a fourth bedroom and a 3rd bathroom. It would make a nice private living space for an older child or elderly parents living with you. There would be an additional rental fee if this were finished. It might be a consideration for someone looking to purchase the house.

  9. We're very happy to say that I think we found the right renter-a retired war veteran wounded in Iraq or Afganistan. It will be my pleasure to see her comfortable and happy in that place. I am sure the peace and quiet will suit her, and, she likes to garden!! Plenty of room for that and her little dogs.

    See-you get what you pay for, and this place is well worth it!!

    I even deliver bread and baked goods every week to my renters-they LOVE me!!!

  10. Charli, if I didn't have so many kids coming and going, and so much weekend company, your place would be ideal for me and Cletus.

    so much room for gardening, and even room to fence off a generous area for our outside dogs.

    your place is perfect for a couple without children who love being away from the noise and aggregation of subdivision living. heck, a single person would be in hog heaven with all of that space to themselves.

    I truly hope that you find the perfect renter, who will appreciate the value of what your property has to offer. <3

     

     

    Thanks-it is a nice place with lots of room-Would love to have you and Cletus there-if the larger place comes available-and it may-would you be interested-5 bedrooms(one is very small and i always used it as the pantry room) and an office off the front porch. I'll let you know when it happens. We haven't had a good renter there in 10 years-I could tell you stories that wouyld leave you laughing for a year.

    no, that is true-but in general, the people that come along are difficult at best to deal with. Of the 10 or so renters we have had in there, only one was really nice, and one other was tolerable until he went to jail (again)

    Jeez-wish someone would call me a cougar!!! These days I am happy to be called grandma-and OH, by the way-have to get by your place to return your stuf-it has been a blessing and taken care of all the problems-just have to get up off my butt and get over to you-Thanks again, i'll bring by a nice pie and some bread.

  13. OK-granted, there are some places out there for that price, but have you seen them? Ocassionaly there will be a nice one that that owners have to either rent or lose, but in general, they are often dumps-or very small-or have no privacy. have you checked the price of rental apts lately?

    This is a stand alone house-with one bedroom-a very large bedroom with lots of windows and a walk in closet, and nice carpet. The bathroom is large also-nice ceramic tile. Everything is almost new-very energy efficient-lots of insulation guarantees a very low electric bill-the only utility not included. Water comes from a nice sweet well-clean and cold all the time-septic tank, and we pay garbage disposal.

    Really nice kitchen with lots of cabinets and counter space-energy efficient self cleaning stove-nice laundry closet.Refrigerator, of coarse, included.

    Outside there is a new deck in the back for grilling, and a covered front porch for sitting. 3+ acres for privacy and quiet- 1 other neighbor on the property. The price covers having a pet or so-everyone seems to have them, and I have to change the carpet regularly. Use of the barn and surrounding areas as needed for pets (kennel etc.)

    No, I didn't put everything into the add, because it attracts a certain kind of person, and they know what they are looking for. There is no yard maintanence either- it's included. (except for the little flower bed around the place-the renter can garden or keep it empty)

    We immediately answer any calls for repairs. There is no need to do anything but enjoy the property and pay your rent.

    Hope this clarifies the situation with the rental for those of you who are concerned. Yes, these are hard times, and the price of some things needs to be adjusted-maybe the cost of the rent on this unit! But I'll wait and see and make that decision when the time comes.What I do know, is that when people come to see it, they are impressed. It is a beautiful place. I am not looking for the rif - raf that is looking for the cheapest rental available-I've had my share of them and would rather not go there again.

    If a good prospect comes along, and they can appreciate a nice place to live, but can't exactly afford the price, I'll make my decision then. I am a fair person, an easy going landlord, and a decent human being!

    I appreciate your input, and the point is well taken.

    For the person who asked, it is .3 of a mile from the Publix on SR 61 in New Georgia-very convenient location, yet very quiet as it is off the main road.

  15. I have done a couple of rooms myself but curious to pricing. I have the popcorn not stencil ceilings and want them scraped and flat painted along with the walls being painted and trim. I will remove everything from the room and can help or provide coverup. One room is the living room and would estimate to be about 20x15 with normal ceiling heighth. The other room is the foyer and hallway. If you need more details, just ask. Thanks!

It has a very large bedroom with a walk in closet, big kitchen and livingroom. There is also a laundry closet.     yes it is-we've done a lot of work on it and it is only just ready to rent. The rent is $900 plus deposit, and since it is such a big piece of property, we are willing to work something out on the mowing if it is to much for the new renter. We just added new upper cabinets and brand new central A/C-it was just to hot a summer to rent it out without it! It's on 3 1/4 acres with fruit trees and an old barn that has a chicken coop ( if you are interested in that sort of thing ) There are carpets in all the rooms except the kitchen (laminate floors ) and bathrooms (vinyl ) There is a W/D hook-up in the main bthrm. The front porch is covered and HUGE-31' long-with a bonus room on one end-great for an office, media room, play room, or a place to send the teens outside to hang out in. There is a screened back porch and a deck. The living room has a big fireplace with an insert great for holdng down the heating bills in the winter.The kitchen is a big country style one with room for a large table and chairs for the whole family.   18. I moved into my house with an above ground pool before my grandson was born-still, a few months later he was born and living with us soon after that. I was terrified and was going to take down the pool, but grandpa said "don't worry, I'll teach him to swim" Two locking gates, several special locks, and every manner of early warning system later, summer came, and true to his word, grandpa got him into the pool and in no time he was swimming. Still, I shudder to think of the consequences of a neighbors kid wandering in when I forget to pull the gate shut! This is a sad lesson for us all-we can't be to careful! Please everyone, protect the children around you-lock the gate. I do keep my dogs out there most of the time, and when my littlest dog fell in, they barked their heads off to alert me. thank God for that., or he would have drowned. He is the one I could't teach to climb up the ladder.
