  1. I appreciate everyone's thoughts and opinions on this topic, and I would like to add mine. Yes, the BOE has sailed through my eight years living here and so has the BOC. The need for this bond issue is the result of the BOC' continued shortsightedness in how best to grow the county. They have let their buddies the builders build thousands of affordable homes during a period when interest rates were favorable. The builders were allowed to build these homes and the next wave of homes without any vested interest in the schools. Sure the BOE may have mismanaged their budget, and with people starting to take more of an interest in their performance the BOE may do better. Even if their performance improves, they will still be screwed because the BOC continues to allow builders to build homes with no mandatory impact fees.

     

    The builders will say we can't build homes if we have to pay impact fees. Sure you can, build bigger nicer homes so you can bury the fees in the cost to the buyer. People buying homes in the $300,000 to $500,000 can afford the burden of such fees. Will they like it no, will they understand it probably. On a per child basis, bigger more expensive homes are better for the county in the long run. These homes are built on larger lots, thus reducing the density, and their value equals the same as two smaller homes, hence they pay the same amont of taxes and possibly more when you consider homestead exemptions.

     

    We can't forget, most of the kids who can utilize the additional activities attached to these projects will be staying off the streets and staying out of trouble.

     

    The BOE talks about overcrowding, take a few minutes and review the BOC monthly minutes and typically you will see another batch of subdivisions being approved. The BOC decisions are the ones bringing all these kids to the county not the BOE. The BOE can't control the BOC, thus they need our assistance today until we can change the BOC.

     

    And finally, many of the folks who are saying NO to the new taxes have lived in this county for their entire lifetime and we have to respect their thoughts about the changes that have brought many of us to this county. The additional taxes are a bite in the butt, but I would also like to mention that many of these lifers have had many of their buddies sell their large land interest to the builders and developers, thus in a crazy way, their former neighbors are the root cause of the need for the bond issue.

  2. Just to add a couple tidbits. Paulding does have maximum number of homes per gross acre which is 3, thus 8,000 square foot lots may not work depending on how much greenspace is set aside. Also I believe the sewer guidelines state, that once a subdivision gets sewer any house within 200 feet of the sewer line must hookup to the sewer line. I am actually in favor of this situation, thus I hope the developer gets the permission to bring the sewer. Also, Creek View is Creekside.

  3. The question of where the money has gone or is supposed to go will always be an issue. The continued development of the county is just as big an issue. I am lucky enough to live in Paulding and have a second home in Flagler Beach, FL. These two counties are listed as two of the 15 fastest growing counties in the country, thus you could say I am unlucky. I bought both these homes because of their unique cultures which are vastly changing.

     

    Flagler recently said enough is enough. They raised the builders impact fee from approximately $1,100 to over $5,000. Yes, the builders are crying foul, but the courts have backed the increase. $5,000 per home for education and infrastructure goes along way. It also forces builders to build bigger homes. Obviously bigger homes cost more, but they also bring in more tax dollars. Paulding's $500 a home is a joke.

     

    Bigger homes bring homebuyers with more income, more income brings more spending and potentially more investment in the area. Building small 1,500 square foot homes on top of each other needs to stop. If we are going to develop the county we need to build for the future and this means force the builders to develop not just build.

     

    Develop a foundation of residences that will support the county while the economic base takes hold. The airport is a great step, but it is still years away. The way the builders in Paulding are going, we will have plenty of banjo box homes that can afford to work on the planes, but no one who can own the planes or the companies maintaining the planes.

     

    The bottom line is, the county and school board have no vision beyond today. They need to look past their nose and do something about our kids future. Luckily I have choices when it comes to my kids education, but not everyone is this county does and it is a shame that our leaders continue to line their pockets and their friends pockets with cash while our kids future is in doubt. A bond is simply more money spent unwisely.

  4. The current rumor for the Nebo/Dallas Nebo location which is the subject of the rezoning request is that an Ingles shopping center is going in there. Another rumor is the land directly across the street will be a subdivision and the property across from Grands will be attached condos.

     

    The only factual thing known besides the rezoning request is that the county approved the reengineering of the intersection for 2.0 million. This was approved at the Sept 28th county commission meeting.

  5. The Creekside Men's Golf Association will be hosting their 1st Annual Junior Scholarship Tournament on July 8, 2006 at 9:00am. Mellow Mushroom has agreed to be one of the primary sponsors and they will be supplying the food after the golf has been completed. Other details are listed below.     I travel a lot, thus I only get a chance to read the board minutes weeks after the actual meeting. With the holidays and all, the last one I was able to retrieve from the web site were the minutes for a November meeting. As an earlier post mentioned, the board was going to address the liquor law in December. Well, those minutes are no longer accessible on the county website. I also did a Yahoo search on the issue and there were no recent articles detailing the county changes. Hopefully the minutes from the December meeting can be returned to the county website. Access to these minutes are important to all Paulding residents and I can only hope the residents take the time to read them.
