  1. Hey, I am just the Real Estate Broker, I am not lending the money! Seriously, here is why the Georgia Department of Consumer Affairs and HUD have gotten together on this program: 1. Too many foreclosures are sitting there driving down home values. This will return those foreclosures to viable, occupied homes and that will help home values. If you want to fix the economy, you need to fix housing first. You call this neighborhood stabilization. 2. Gives low to moderate income families a chance to own a home.   2. Don't have to be a first time buyer to qualify for the Georgia Dream down payment/repair $14000 program. Yes, people will miss out on the tax credit of up to $8000 if they do not buy and close before Nov 30, 2009. The tax credit is for first time buyers. The group that has just come into the home buying stage of life and those nearly there is bigger than the "baby boomer" group. There are a lot of first time buyers. And don't forget all the people that didn't have a chance to buy because home prices went up so fast.

  6. HUD has announced a new program for owner-occupant HUD home purchasers. If you qualify you can purchase a HUD home and get a $14,000 second mortgage on the home that can be used for down payment and/or repairs on the home. The second mortgage has no payment or interest and does not need to be paid back if you live in the home for 5 1/2 years. This type pf program is really needed since the majority of these homes need repairs and it is tuff for buyers to come up with the repair money. Why is this good for current home owners?   10. The Chamber absolutely leads the way with "Shop Paulding First". That is a consistant, recurring theme at Chamber functions and meetings. The catering company is a member of the Paulding Chamber of Commerce as are many businesses located outside Paulding County (but doing business in Paulding). The membership dollars and volunteer time from these members support the Chamber's budgeted efforts to be the voice of business in Paulding County as well as to promote economic development which will translate into new businesses and jobs.   11. It is kind of amazing just how much you don’t hear about the “new and improved” first time home buyer tax credit. As part of the stimulus package Congress has sweetened the deal, so to speak, by increasing the maximum first time home buyer credit from $7500 to $8000. And even more important, this credit is no longer a 15 year, interest free loan from the government. The qualifying homebuyer does not pay this back. As I understand it, the credit of 10% of the purchase price or $8000 whichever is less, actually lowers the taxes paid on a dollar for dollar basis. So the credit is different
  12. Thanks for the post. Not only first time buyers but all owner-occupants. So, it is the investor that can not qualify for the incentives. I should mention that an owner-occupant must agree to live in the home for at least 12 months and you can only buy 1 HUD home every two years.   13. Hi, thanks for the post. The seminar starts at 10 am and runs till about 11:30 am depending on the amount of questions. I started having the seminars the 2nd Saturday of every month, but due to the response, I am having one every other Saturday.
