    On 12 December 2008 Share International distributed a news release announcing that in the very near future a large, bright star will appear in the sky visible throughout the world, night and day. Around a week later Maitreya will give His first interview on a major US television programme. Since early January 2009, sightings of the star have been reported from all over the world and more and more sightings are being sent to us daily.

     

     

  2. If you only have foreclosures or short sales in the comparable area, then what are you going to use? Saying you CANNOT use these is wrong and possible illegal. The rules have changed for all of us. The underwriters know about these and you can be assured they will use them.

     

     

    The underwriters are who I am getting these directions from. The feeling is, that foreclosure sales and short sales are not open market transactions and therefore should not be used. You are right about the rules changing and all of those directions could change tomorrow.

  3. I have never had appraisal go through with only 2 comps. Matter of fact, most recently, 3 have not been enough. Lenders have requested a minimum of 5 if not more. It also seems that they are only accepting information from 6 months back, whereas 2 years ago, they would accept a comp that closed no more than 1 year.

     

     

    My meaning was that I had to have at least 2 comps that sold within the last 90 days. Ideally I would use 2 90 day comps, 1 from the subject's neighborhood that has sold within 1 year, and an Active Listing. I did not mean that I only submitted 2 comps, sorry for the confusion.

  4. First, my husband was thinking of refinancing and had an appraisal done (well the bank had it done but we paid for it). We decided not to do the refinance before the appraisal but went ahead and had it done to get an idea of what our house would appraise for. A retired real estate friend of mine said that the appraisal would not be accurate as far as determining what the house would be worth because it would be whatever that bank told the appraiser it needed to be in order to do the refinance. Is this true? If not, what do you do with that number when selling your house? Okay that sounds stupid but I guess I'm wondering if appraisals are generally inflated or conservative? The appraisal is for $174,000. Do we price it higher, lower, what? Should I get another appriasal or call the guy who did it and ask him what he thinks? My real estate friend also said that we shouldn't sell through a real estate agent at this time. We have no idea how to come up with a price for our house (I want to price it to sell) or even if we would be able to get enough for it to be able to afford to move.

     

    Sorry I got long winded before and didn't even touch this issue. Appraisals are done for several different reasons. If you are getting an appraisal done to refinance then it may come out higher than if the appraisal was done for someone wanting to buy a property. Usually because the bank wants to loan you as much money as they can. That is not saying the bank tells the appraisers what they want the number should be. That would be unethical. But they may tell them it is for a refi. I do have to say appraisers have tightened their belts a bit too. Some people are not able to refi because their appraisal does not come back as high as what their current balance it.

    Also, an appraisal is not the same thing as "fair market value" or the marketable value. Meaning the value your property will sell for in todays market in comparison to all the others around you that have sold in the last 6 months. Unfortunately, most of everything that has sold in the last 6 months has been foreclosures and short sales. And they do effect your "fair market value".

     

     

    Even though lenders have differing requirements, I have to have at least 2 comparables that have sold within the past 90 days and I cannot use any foreclosure or "short sales" in my appraisals.

     

  5. An appraiser looks for lots of things.

     

    In order to determine which comparables are really comparable to your house, they have to look for GLA (gross living area...the square footage of the house), the type of house (1, 1.5, 2 story, with or without a basement), the year built or more accurately the Effective Age (which is determined by the condition of the house or any recent remodeling), the acreage that the house is sitting on, the construction of the house (all brick, brick front, stone, etc.), # of beds/baths, the neighbood you are in, the surrounding area, etc.

     

    A lot more goes into an appraisal that what you see in the little time they are at your house.

    I heard where the inaguration will cost in excess of $500 million. That is a lot to be spending, when part of his message will be that we all have to sacrifice in these hard economic times.

    To date, the only conclusive testing linking salmonella to PCA's product was done on an open container of the peanut butter in a large, institutional kitchen. The history of the handling of that open container is unknown at this time.

     

    My money is on sloppy food handling inthe institutions kitchen. Maybe even flying spatter from a chicken being butchered. Who knows.

    It has happened in 42 states, so I would think it was the manufacturer, not sloppy food handling practices at each of the end users kitchens.

  9. In reference to why Oklahoma and not Texas is in the championship game:

     

    I am not sure if it has been in place since the BCS started, but for the past few years the Big 12 has had a rule that, in the event of a tie between teams, the highest BCS rated team would be the conference champ. This was to try to ensure that a Big 12 team would have a shot at being named the national champs.

     

    In a radio interview on Monday they had on Dennis Franchione (sp?) (sorry Bama fans). He has coached in both the SEC and the Mountain West, which includes Utah. He said that there is no possible way that Utah would have been undefeated had they played a typical SEC schedule. He said that they would most likely be around .500 at best. You never really know until you play the games, but he has been up close in both conferences, and he was pretty convinced that Utah would not be able to hold up had they had to play against the talent level of most conferences.

     

    just sayin'

     

    This same conversation was going on about Hawaii last year and thier bowl game didn't turn out so well.

  10. I don't know if it matters or not, but it would be better to make sure it's a *certified* copy of the birth certificate, as opposed to the hospital certificate so many people have and assume will be OK ("But it has a raised seal .... :rolleyes: ).

     

    I dunno ... I'd get the passport. They're good for ten years, and someday relatively soon you might want to travel somewhere where a passport is *required*.

     

     

    If you can become president with a hospital certificate, then I'm sure they would let you back on the ship with one.

  11. Great story and great rescue effort. It is so wonderful that these dogs are now receiving the love, nurturing and respect they so deserve. I wonder if they will let me have Jasmine? :lol:

     

     

    You would probably freak her out while you are watching the Falcons in the playoffs!!! :)
