  1. I'm truly amazed that there are so many people stupid enough to support Nathan "Steal". He is a crook, and unfortunately if he gets elected, all of the citizens of GA have to pay. Yet again; another case of backwards hicks who represent the majority. Nathan Deal is the worst candidate to ever run for governor in this state. I would be embarrassed to say that I voted for him.

    When the economy turns around, what does the county plan on doing with the Seven Hills Extension Parkway (i.e. commercial, industrial, residential, parks...) Initially we thought Wellstar would be building a large healthcare campus, but unfortunately they pulled out. I was thinking it would be a good area for college university. It would create jobs, and spur the economy. Maybe a satellite campus for Kennesaw State Universite (a land-locked Campus). What are your ideas/suggestions?

    I think we can all agree on one thing. We are passionate and care about the county that we live in. I agree with the statement that this could all be some pipedream that may never come to fruition. But I will say in the current economic climate, WellStar may be this county's best if not only choice. There are not many companies expanding domestically. As we all know most companies that are in a position to expand are doing it overseas. This is the main reason why we should embrace this WellStar Vision/Plan (when provided). Paulding will become even more cash strapped since we have depended solely on property taxes to support the county. This is an opportunity out. (Look at as a bad relationship that you are trying to break free from)

     

    I am all for the sell of land, rezoning, and moderate incentives to lure the business in necessary. BUT, they should all come with stipulations. Force WellStar to provide some plans and target dates. That gives us all something to work with and something to look forward to. I honestly believe that WellStar is committed to this project and county, but they need to prove it. Now.....as for our outgoing commissioner, I wish him well. Even if he has let cronyism get in the way of his obligations to the county. Shearin did some good for us while he was here (and some bad too). Although we all may not like his tactics, he had a vision for the county to get us out of the rut of property tax dependence. I don’t know much about the new guy, but I hope he has a vision also.......a vision that does not include making his pockets fat at the county's expense.

     

    This is the reason why we have a democratic political process.......to get the clowns out of office who do not add value. Most politicians either forget about their constituents who put them in office or lose their morals along the way. They become self absorbed and consumed that they develop tunnel vision. They only have two goals in mind....thrusting their political career and getting rich.

     

    Lets press forward on this while getting the answers from WellStar we deserve.

  4. Do us all a favor and move out of the county. Then you wont have to worry about it. You will not longer lose sleep worrying about Shearin and his buddies. I truly hope you have other things going on in your life besides this.

     

    Bring on development and jobs. We need them. I'm not just for development....but smart growth.

    Let's see? Kia = 5,500 jobs Kia = $1.2 BILLION facility Kia = millions of dollars of ancillary businesses in the immediate area

     

    I could see giving Kia some juicy incentives. Just the state income taxes from the Kia employees make this a no brainer.

     

    We are talking about a NON-PROFIT organization that might employee 100 people if you include potential ancillary businesses.

     

    I think WellStar should provide the taxpayers some real numbers. How is this a good investment for the tax paying citizens of Paulding County? This is an investment. And if it is not beneficial to me, I don't want to pay for it. Doesn't take a Harvard lawyer to figure this one out. I'm sorry but I'm all done with paying for this BOC's good times and vacation homes. Show me the money!

    Listen, Kia was merely an example of the fact we must be willing to invest to get something in return. No this area wont see the 5500+ jobs that Kia brings or the $1.2BB Facility. But we will see true benefits when WellStar comes.

     

    100 jobs??? Where did that come from? We are talking a potential of 3000 jobs in the Cedarcrest area. That is an incredible return for a small to moderate investment. Dollars and cents.....Business 101.

    (1) Court the folks in the Greater Atlanta CofC who recommend locations to prospective corporations. Heck, we can't even get the AJC to include us in lists of anything. And, has the Atlanta chamber sent any prospects out here?

    (2) Don't take a prospect past the stink fields on Bill Carruth --- someone posted a while back about a prospect being brought past there and leaving in disgust.

     

    How did Lockheed find the quarry site in West Paulding that they just acquired?

    Did you read number 13?

     

    13. The MOU states that the property will be property tax exempt “until such time (it) developed and used for any purpose other than a non-profit purpose.”

     

    Wellstar is a non profit health care system. I don't understand how the county could ever recover the moneys spent on infrastructure.

     

    And who pays sales tax for doctor/medical services?

     

    Good point. I'm back to my ancillary business comment. There will be several businesses that will pop up in the area supporting WellStar's Services. I'm sure these will be taxed as normal. It is fair for WellStar not to be taxed as it is non-profit. If this were some furtune 100 company moving in next door, I wouldn't support making them eax exempt.

     

    To simplify it even further.....With the opening of WellStar on Cedarcrest, several retail business will follow. The county and its residents will benefit from sales taxes on their goods and services. Presently Cedarcrest is full of empty strip centers. No tennants means no sales taxes to the county.

    We need some Fortune 500 corporations in this county, but we don't need to sell our souls to the devil to get them here.

    Please give me something better than questioning the commissioners.....If not WellStar, who should the county court? And how much should the county be willing to contribute?

When we are GIVING $1 million in freebies to entice a large corporation to build in a remote area of the county that will benefit more people in Bartow and Cobb than it will for the people that are actually going to be paying the difference on these freebies, it makes me wonder where you got your 21st century education.

     

    This is not a good business decision today, twenty years ago or twenty years from now. It really doesn't matter who is selling what. The logistics are terrible to make this a good deal for everyone that is footing the bill for it.

     

     

    Another person who apparently does not know how business is done in the 21st century.

     

    Example:

    Kia Motors in West Point, GA. The state of Georgia had to give millions in incentives to entice a mojor corporation that would eventually employ thousands, and contribute millions to the community. Now the site is nearly open. Several ancillary business (Suppliers and supporters) have also moved in. Again....Ignorance like this has kept Paulding in the Dark Ages.

     

    In the simplest of terms for you (terms you or second grader should understand), you have to be willing to give in order to get.

  10. Relax folks, this has been covered here before, several times. This email was old left over election year politics that exploded at one of the BOC meetings last month.

     

    Facts from Wellstar's CEO that was presented at a recent BOC meeting:

    1) The Hiram location will be built before anything starts on the Cedarcrest Rd property

    2) The Cedarcreast Rd prpoerty is for long range planning and it could be 10 years before they do anything with it.

    3) Early concepts for this property are impressive, but they are ONLT concepts.

    4) The Hiram location will be build in stages as needs rise and "Certificate of Needs" (CON) are approved by the State, over the next 5 to 10 years. Most of this location will be privately built and funded by doctors working in this area.

    5) Construction is underway for the first stage of the Hiram facility.

    And there was much more.

     

    Keep in mind that Wellstar is NOT controlled by a government agency, they are a private, non-profit corporation. THEY get to decide what they want to build and when, not the County or the Cities of Dallas and Hiram.

     

    This nothing more then a bunch of hot air over nothing.

     

    Finally...Someone with some facts.

     

  11. The demographics do not support Paulding county providing millions in subsidies and incentives so Wellstar can buy an overpriced piece of land miles away from the population center, being sold by a bunch of the chairdude's cronies [and campaign contributors I might add].

     

    Wellstar still does not have their full certificate of need for the Hiram facility, so why would the county want to rush into a memorandum of understanding where by the taxpayers would be providing and payng for millions in infrastructure without so much as even seeing a detailed plan of what is being proposed ?

     

    It will actually benefit North Cobb and Bartow more than Paulding, but we would be paying for the roads to be built, sewer and water lines, and waving the sewer and water fees and even the property taxes for years to come.

     

    And I have to agree this does not need to be rushed into. 5 to 6 months should not have any negative effect on a deal like this, and based on current real estate trends could actually improve what the purchased price for the land would be. Wellstar might save a good chunk of change just by waiting. Unless they discover oil under the ground, the land should reduce in value by the first of the year.

     

    I recommend anyone and everyone who wants to hold their property taxes close to where they are to notify their post commissioner and the chairman, "Hell NO! on the proposed memorandum of understanding with Wellstar!" until such time the details are better defined, including what the costs of such a memorandum would be to the taxpayers of Paulding.

     

    Are you smoking crack or something. It's ignorance like this that lead to the county missing out on opportunities in the past. WAKE UP. Join the 21st century. PAULDING COUNTY IS NOT THE SAME THAT IT WAS 20 YEARS AGO!!!! It is no longer a bedroom community. There are subdivisions, shoping centers and new residents here. Get a grip and embrace change. Stop living in your cave and benefit the community for a change. This is a great thing for the county. Who cares about the outgoing chairman and land deals. This provides a stable taxbase for the county. I am tired of my property taxes inflating yearly becaust of the lack of business taxes here.

     

    I surely dont hear others out here coming up with ideas to provide revenue for a cash-strapped county. Instead of whining, be a part of the solution.........

    Intresting how it's increeased in size an additional 15,000 sq ft from the signs stated 150,000 sq ft. I have a feeling that they're not done. It will probably grow again. Expecially since the Wellstar announcement....

     

    I think eventually Cedarcrest will look like Sugarloaf Pkwy in Gwinnett.

    Let's be real. Are you really asking that developers contribute more "voluntarily"? I seriously doubt it. Thats like asking your kids to save for their own college fund out of their allowance...voluntarily. Or better yet, like asking for a builder to furnish a home for the buyer. It wont happen. It won't happen. They see green; and I'm not talking about the lush forest of Paulding. Thuth be told, Paulding did good just to get a dime from any developer.

     

    Developers build houses, apartments, strip malls, warehouses, and crap like that. They are not however going to build Paulding's schools, churched, government buildings. That is the responsibility of the county and the people who live in it. They have done their job.....Bringing the masses here. The county AND IT'S RESIDENTS must step up if this will remain a desirable place to live.

  14. All this whining about impact fees is really beginning to get old. LISTEN: It is against the law now so stop coming up with these elementary formulas showing what the county cound gain. I think we are all capable of multiplying. The truth is there wont be any impact fees any time soon, so get over it. We do not currently have an administration in control in the Georgia General Assembly this is willing to change this. NOW, we must all figure as a group how to supplement the BOE's budget. What we have now in the coffers wont cut it. So I would vote YES tomorrow if given the opportunity. I read these blog occasionally and whether I take two days off or two months off, its the same thing. You all want to say vote NO, but offer no solution.

     

    This county chose to stay a "Bedroom" community for years and now see where it's gotten them. No business, no jobs, overcrowded schools, poor roads, sparse public services....need I go on. Now is the time for some real men....I mean people to step up to the plate and come up with real solutions instead of complaining.

Good post PRD -- That has been my point all along -- although I do feel that it needs to be reiterated that there ARE MANY people on this board who are putting their money where their fingers are (so to speak) and taking action. I just wish we could all put our energy TOGETHER.... I don't know whether or not Cedar Crest's group is the right one, but we need a think tank/action committe of some sort!!! I think that everyone involved would appreciate the extra minds and hands -- I'm in....are you????
