  1. I can't find the other thread about this.

    I live in a subdivision off of Cole Lake.

    Does anybody know what kind of vehicle?

    My kids and their friends travel this road all the time

    and now I am concerned.

    I heard all the sirens.

     

    My wife had a vague description so since she is not 100% sure I chose not to post it.

  2. Cole lake is blocked with emergency vehicles. There is a wreck on Cole Lake Road. Close to the top of the hill coming from Buchanan Hwy. Multiple ambulances, firetruck, and Sheriff's car.

     

    My wife had to turn around and come up Hwy 61. I do not know any more details.

  3. My wife's cousin is married to Dakota's agent. When an open audition was being held, it was already over when Dakota and her Mom came rushing in being very apologetic for being late. She was 5 at the time and they were informed the audition was for 9-12 year olds. There was also the fact that she was too young to read the script. Dakota spoke up and said that she could read. She gave her a script thinking "yeah, right". Dakota was reading and enunciating better than the 9-12 year olds that tried out. Next words to her and her mom were "Wait here and do not leave!!!!"

     

    The rest is history B)

     

     

  4. In this market, you should get comparables done to estimate what your house would sell for. This will give you an idea of what homes like yours are listed at and the price homes have sold for. The big problem is pricing it to be competitve because of the glut of homes on the market.

    If you hire a stager, they will be brutally honest on what is wrong with your home. They might have you move a lot of uneccesary furniture out to reduce the clutter. Remove pictures, all the stuff on the front of your refrigerator, etc. The main objective is to have the buyers be able to imagine their own furniture in your home. How is the exterior of your home? Roof, yard, paint? First impressions count.

    The newest virus circulating is the "UPS Delivery Failure."

    You will receive an email from UPS Packet Service along with a packet number.  It will say that they were un-able to deliver a package sent to you on such and such a date. It then asks you to print out the invoice copy attached.

     

     

    DON'T TRY TO PRINT IT. IT LAUNCHES THE VIRUS!

    Pass this warning on to all your PC operators at work and home.

    I'm trying to wait on buying a new car as long as possible. This one's been a good one. It's a 2001 Dodge Grand Caravan. I've loved it, and it's been very dependable.

     

    Last night, I couldn't get it to crank. At all. So, we called our friend, John Hale. Of course, he said bring it right over, so we took it to him this morning. He's going to make my day, and get me up and running, so I can wait until after the first of the year to buy my dream car!!!

     

    Way to go HALE AUTOMOTIVE! You've saved the day (AGAIN!)

     

    So what is the "dream car"????

    Can never be too long when you are giving excellent advice. :D

     

    It can be a big surpise when a home looks good on the outside, but the peole who knew they were losing there home decides to remove built in appliances and plumbing fixtures and generally trash the house.

    Wow, I went back and read my post and figured most went to sleep by the third paragraph. Sorry it was so lengthy.

     

    There are good books on the subject. I always think finding a good Realtor is a good idea when you are buying homes that are already on the market. You don't have to pay any extra because houses on the market are co-oped and the listing and selling (buyer's) agent split fees. They can run market analysis reports of what has sold in the area to make sure you really are getting a good deal.

     

    I didn't mean to discourage people from trying to buy before a house is foreclosed. You can get really good deals that way, too. (I wish more people would buy and help those in trouble before they foreclose. It would help everyone and help the market to mend.) You just need to do due diligence: 1. check sales in that area within the last six months to see the real market value. 2. have a good inspector on hand to let you know what you are really getting into. 3. have a title search done on the property to make sure you aren't buying debt on the home in the form of a lien. 4. AND THIS IS another important point: go ahead and find a good mortgage broker if you aren't paying cash. You need to get preapproved and have a letter on hand before you make an offer or the banks won't accept the offers in most cases. Investment loans rather than residential loans require a larger down payment usually.

     

    I'll stop writing now. I have a writing disorder. (Step away from the computer, I say to myself. . .)
