If you would look back on the history of wars, urinating and deficating on your dead enemy is a common occurance. Even in books written by the greatest generation, (WWII soldiers) there is mention of it happening to both Japanese and Nazi soldiers. When you are training as a soldier you are trained not in polite society, but in anger. Anger minimizes fear. War is hell, not "love thy neighbor". My take is they pee'd on them cause they didn't give a sheeze!

Its up to you whether you want to use a lawyer or not. Even if you are the seller, if something happens down the road they will look at the transaction detail of buyer and seller. So in essence you are never really free of a property if legal issues arise later. With a properly recorded transaction, title insurance, etc., then you have recourse. If not, then its up to you work it out. Will something bad happen if you do it yourself? Maybe not. But what if does?

A lawyer can make sure that the transfer has been done properly. There are some people out there that scour property transfer records to spot a loophole or mis-recorded transfer. Next thing you know you find out that the property is owned by someone else. With a lawyer you can have some kind of legal recourse. Its cheaper to do surgery on myself, but I prefer to have an experienced professional take care of it.

I wouldn't try it to go it alone. If there is something that you missed out legally, then it could invalidate the contract. Could come back to haunt you later. Seems like more risky then anything else.
