  6. IDK... these people know that copyrighted materials are being uploaded and downloaded through the site illegally. So, if that is OK since they are not the ones providing or downloading the material does that mean it's ok to let drug dealers sell drugs from inside your home, as long as you're not providing or using the drugs?   8. The worst was when I went to the pet store to buy dog food and came home with a DOG!!! But, I love my little Gizmo... no regrets there. Except I should not have purchased an animal from a pet store. ADOPT ADOPT ADOPT!
  9. I don't agree with people that sue for those kinds of things but they do, I have seen it happen with one of our properties. The tenant did have insurance as well as the owner. The two companies fought over who is liable and I can't remember who won. I think the tenant's policy ended up paying. As I understand it (again not an attorney!), you are liable for almost anything that happens on property that you own.
  10. It is important to require the tenants to carry a policy that gives them a certain amount of liability coverage. If a guest is over and breaks a bone and they decide to sue.. they could sue the owner. If the Tenant also has a policy, the insurance companies can fight over who is liable.
  11. The big questions is what do you use your phone for and that will tell you what to get. I have a Backflip which has the android software, before that I always had blackberries. The BB has more solutions available as far as syncing a calendar and contacts with outlook 2010. With my backflip I have to use 2 different 3rd party applications to make it work but that doesn’t bother me. The BB will sync directly with the BB desktop software. My boyfriend has an iPhone and ever since I got the Backflip, he wants one. So, he thinks mine's better than the iPhone. Really it comes down to.
  12. Oh, no worries! I didnt think you were knocking rental companies. I just felt bad for those homeowners! With any industry, you get bad apples and it does sound like they got one. But, that's the beauty of social media! If you provide bad service, your clients have the entire internet as an audience. Hopefully, over time that will compel the bad apples to try and be better

I'm not an attorney so I'm not 100% sure and I don't know what authority they gave the management company in the management agreement BUT I would think that it's always the OWNERS call if they want to try and work with the tenant vs. evict. It also depends on what verbiage was put into the lease. The owners should check all the docs. Our company policy is to give our professional advice but let the owner make the final call in those kinds of situations. I would think most property management companies would have similar policies.   17. It is correct to say that the Listing Agent represents the Seller and therefore will act in the Sellers best interest, not the Buyers. Also, all inspectors have disclosures saying that they are not responsible if they miss something. But, they also carry E&O and Liability Insurance. If there was an obvious mistake, it would be up to a court to decide if they are truly liable or not. We recommend Carl Babin with All-Points Inspection Services to all of our Buyers.
