Arrival Time NOW!![]() Paulding partners with Panattoni Jobs announcement anticipated Panattoni Development has been selected to partner with the Paulding County IBA and Paulding County Economic Development for development of the 125 acre Paulding Commerce Park on Bill Carruth Parkway. Panattoni Development was already assisting PCED and the IBA with a significant international project interested in Paulding. "We brought them on board in March to help us with an international project that needed a developer with experience in developing high end manufacturing facilities. They became part of our team, won the confidence of our client and in the process convinced us they were the best choice to be our development partner. Hopefully we will be able to announce the project very soon." said Jamie Gilbert, executive Director of the Paulding County Economic Development. "In just over a year the progress we have made in economic development is remarkable." said Paulding County Commission Chairman David of the partnership. "There was a lot of groundwork needed to get us to the point where we could successfully go out and recruit Fortune 500 and high profile international firms to Paulding. Real estate product and incentives were two key components we lacked. We have gotten the incentives through our new opportunity zone and by applying an aggressive property tax abatement strategy for projects. Now we are getting the real estate product needed and Panattoni Development will be a tremendous asset to that effort," said Austin. Blake Swafford, Executive Director of the IBA said selecting a developer was essential to the county's ability to develop the product needed to attract new industry to the county. "We were looking for a partner with a proven track record, strong capital abilities and an international platform. That's exactly what we've gotten with Panattoni." The Paulding Commerce Park is located in the recently approved Paulding County/City of Dallas Opportunity Zone which allows new and expanding businesses in the Park to receive some of the highest incentives available in Georgia. Paulding Commerce Park is located in Paulding's fast growing corporate corridor which will be the future home of the $150 million WellStar Paulding Hospital currently under construction, the recently opened Atlanta Film Studios where Legendary Films is shooting the Jackie Robinson movie "42", the Hiram Retail Area and the new East Hiram Parkway which will provide a by-pass around Hiram improving access to Interstate 20 and Hartsfield Jackson Atlanta International Airport. The property has a unique environment that features a lake and access to the silver comet trail providing for a campus setting that is unlike anything currently available in Paulding. The Park has a build-out potential of over 500,000 square feet of investment grade industrial product capable of accommodating several manufacturing firms employing 500-1,000 people. Panattoni Development significantly elevate Paulding's business recruitment efforts. The site is owned by the IBA and will be developed as a Class A business park giving bPaulding a location capable of attracting companies capable of creating hundreds of jobs in one fell swoop. Did I miss the part where it says what businesses will be in that Office Park?
I hope this is not going to be yet ANOTHER empty Office Park/ Retail development.
I really really do.
We desperately need something OTHER than retail jobs around here.

Essentially, we've developed an incentive package that is on par with that the state would approve for a development in south Georgia where there is little else other than incentives whereas we have access to the transportation of center of Atlanta including rail, air and Internet ... as well as the cultural advantages/housing/quality of life of being in the Atlanta Metro Area.
Said a bit differently, we've got the best package for marketing of a location in Georgia. None of the other metro counties can touch our incentives and Georgia/Atlanta wasn't the economic engine of the south for the past five decades for nothing... which is our advantage over the 'not Atlanta' areas in Georgia.
Basically we've set up a situation where it is our turn ... and it is happening now.

No. This is a Class A Business Park intended for MANUFACTURERS that are looking for a planned business park where the buildings in it are higher end properties that are suitable for their corporate image. All buildings will be constructed for specific businesses which in most cases will own the building themselves.

I think the days of built it and they will come are over. But if the tax incentives are really good, I can see companies coming. My question is, how competitive are the incentives vs those offered by others areas in other states? We aren't competing just with other localities in GA anymore.

I think it is actually happening now. ... like I have the idea that we're in the due-diligence phase where they're proofreading the contracts to make sure the 'i's are dotted and the 't's crossed.
I mean Spain could declare bankruptcy and the international financial system collapse and we'd be SOL ... nothing would happen ... but then we'd all be SOL if that happened anyway

Blake made that announcement at last Thursday's Paulding Business Association luncheon which we carried live, Winston. Thought you'd like to know about that and that there was more in that discussion which you can review down on the front on the fastread page.

And I corrected Blake slight mis-statement on the first International headquarters for Paulding.
When Melissa and I moved Surepip to Paulding in early 1989, we had leased a [spec built no less] 10,000 foot building. We needed 6000 feet. So we brought 2 other companies with us from Holland who manufacture poultry equipment, and who used the same distributors in South and Central America that we did, that we knew were looking for a place to initiate their entry into the Americas market.
We sublet almost half out building to them, each with a 1/4, providing furnished offices, utilities, a NorStar phone system for which they only had to pay Bellsouth for their lines, use of the copier, etc., and my guys using our forklifts unloaded and reloaded their shipments on a per hour basis. It gave us the cashflow to be able to survive the move and time to grow into the space.
Great deal for everyone. They defrayed the cost of our building rent/utilities, and we actually made a small amount of net profit on doing their loading/unloading.
They each had 2-1/2 year leases, and when they had 12 months or so left on their leases, I met with the Chamber people to let them know when the leases ran our I was not going to be renewing them as we had grown to the point we needed the space, and they had a year to find them places to locate to. One of the companies had a full time guy here, the other was here for 2 weeks or so a month.
Our illustrious "Powers that Be" did nothing, and in mid 1992 both companies left Paulding, which for both was their USA headquarters. Gasolec is now located in a 50,000 foot building in Tulsa Oklahoma, and Multifan has something like a 1 million square foot facility in Bloomington, Illinois. Both were for 2-1/2 years "Paulding" based companies, direct subsidiaries of Dutch firms. For anyone familiar with WWGrainger, check out the 10-15 pages of Multifan/Vostermans equipment in their catalog. They are a major USA player, now doing a substantial amount of their worldwide manufacturing in the USA. And we could have had them here.
But, that was then, and this is now. The current administration at least had the foresight to hire Jamie Gilbert and he is doing today what should have been done 20 years ago. I know Jamie, and know if I had been able to go to him in 1992 and let him know all he had to do was get these businesses facilities to move into, with a 12 month notice, he would have done so.

The project is not a headquarters facility. It will; however, be the only one of its kind in North Amercia. No agreements have been signed yet but should be soon.

I know Jamie as well and you're right. It would have been 24/7 non-stop until we got them. It's a shame Paulding lost out on those great businesses. Good job on your part getting them here. The county needs more eyes and ears looking out for businesses to come here. It has to be a county wide effort.
