I fully expect that in spite of the fact that the value of our house went down $22,000 since last year that our tax bill will increase. Thanks Cobb County! :angry2:

We purchased a home in downtown Hiram this past Sept.. We will get billed for Hiram city and Paulding county taxes?

I don't think Hiram has a city tax. At least they didn't when I lived in the city.

Maybe we should be looking for a house in Hiram. I thought they had city property taxes. If not, a big plus for moving to Hiram. :pardon:

We like it here in the historic area. It is close enough to everything you need, but yet you don't hear all the noise and such from the 4 lane. Being as close as we are, right down from the police dept., we like the extra protection...being that the police are always going in front of our home.

My youngest daughter lives in downtown Austell. They love living in a small town like that.

If you're close to the police station, you're close to the train tracks, too. And congratulations on getting the house!!

I doubt seriously if the assessments go up much, if any at all. There will always be a few but I suspect that will be a minority of less than 20% that go up.

I also suspect that many will go down.

ugh I will freak if our taxes go up. As if it isn't bad enough to not be able to sell the house. grr

They love the trains. They get to see the Crescent every day and once or twice a year the Ringling Brothers Circus train goes through town.

BTW, you're not that far from my oldest daughter. She still lives on Hiram Sudie, where she moved all those years ago when you two were in high school.

I'm in Cobb. I fought my 2011 Assessment and won - they reduced my assessment 10K. When I received my 2012 assessment, the value of my house was reduced a further 8K.

I have recieved assessment from Fulton,Bibb and Crawford county ,they have been fair but it is Paulding that scares me the worse. I was in Byron Georgia the other day and filled up my truck for $3.03 a gallon, I was in Cartersville yesterday and gas was $3.26. for the life of me I cannot understand why gas is so expensive here and you can cross into another county and the price drops, is there a hidden tax that we do not know about?Just curious.

Probably because the EPA forces certain 'boutique' blends to be sold in all of the the metro areas of the county. To make it worse, each area must have a different blend. These blends add to the cost.
Who is John Gault? - He's the successful business owner who didn't want to play by the new 'Law of the Land' so he closed up shop, packed up his stuff and left. He was joined by many other successful business owners who did the same. They stayed away until the government begged them to return and repealed the law.

Actually, I don't recall the city of Hiram ever collecting property taxes. Both Braswell and Dallas collects a few mills of city tax, but not Hiram. However, the city property taxes are in addition to whatever city taxes so it is not like you don't have to pay county property tax if you live in the Hiram.

Yea, and the big tax (18 mils?) is the school tax and I think that's everywhere since the cities don't run their own schools.

Holy Carp!!

Just got mine, a $30,000+ increase in value, almost 13%! And that after being flat last year.

Glad to see our county officials think the housing market has recovered so well!!

They pull this on everyone and they won't need a mil rate increase....

My value went up 18,000. Guess if they are raising everyone's value THEY DO NOT NEED THEY MILLAGE INCREASE FOR FIRE!!! I'm calling now to tell them how I feel!

Be prepared to document comparable properties for the year prior. If you are appealing 2012, you'll have to develop all your data based on 2011 comparable properties. When I appealed my Cobb 2011 assessment, all my data was based on 2010 comps. It takes a lot more work than simply saying your assessment is too high. You have to prove it; usually with 5-6 comps. While I was not able to get my assessment reduced to where my data said it should be, the Cobb Assessor (with the board of equalization) did reduce it by 4% for 2011. For 2012, my assessment dropped another 3%. I'm not appealing this year.

You're absolutely correct. You can't go in there and just say "I think this is wrong". You have to have PROOF that their assessment is too high.

We are 2 for 3 on appeals. The first time we simply weren't prepared.

$456 increase from last year. Our 40% assessed value increased 15,120 from prior year. I guess the housing market is booming again. :rolleyes:

If it is, then why did mine go down? We even added another bedroom to the house and remodeled inside and outside.

Mine has dropped so much that all we could do when we saw it was laugh. We are so upside down in our mortgage that we're stuck here for at least another 20 years.
